Riverview Retreat - Hot Tub - River Front

Welcome to the Etowah River! This luxury river estate is located on a quiet and private stretch of the river. Bring your fishing pole, your tube, or just a good book and sit down by the fire pit on the river`s edge.

This river home features three levels of decks overlooking the river, including an outdoor gas fire pit. The main floor consists of an expansive living area and wood-burning fireplace, as well as a bedroom with a king bed. Upstairs is a luxurious master suite with walk-in shower and closet. The lower level features two more bedrooms (one with a king bed and one with two full-over-full bunk beds), as well as a large game room with a putting game, pool table, and bar area.

Also, this home is located near the infamous Etowah River Mine tunnel, so there is no limit to the outdoor adventure that awaits you. We do not provide kayaks or tubes, but you are welcome to bring your own and enjoy the river. Please wear life jackets if doing water sports.

- Cell phone service is limited at the cabin, but Wi-Fi calling is available. The Wi-Fi speed is around 300 Mbps download.
- Campers and trailers only with approval.

- A canoe and life jackets are provided, but you will be responsible for transportation. More info can be found in the info binder at the property.
- Do not mail anything to yourself at this address as there is no mailbox.

• We provide 1 roll of paper towels, bar soap, hand soap, toilet paper, and plenty of towels and linens.
• We offer firewood available on-site to purchase for $10 per bundle (including tax). We can also arrange a delivery of 50 pieces for $60 (including tax) if you let us know 7 days in advance of your stay. Please message us if you are interested.
• We have a propane grill, and we provide propane.
• Check-in is at 4 p.m. and checkout is at 10 a.m. Early check-ins are possible, but subject to availability and a $25 per hour fee, rounded to the nearest hour. Late checkouts are generally not available, but if we are able to make an exception, the fee is $25 per hour.
• The address will be sent to you at the time of your booking, and your check-in information will be sent to you two days out from your stay.
• This listing uses a dynamic pricing algorithm; prices are updated daily.

Although we have a strict cancellation policy, we offer travelers insurance and damage protection policies through Generali Global Assistance if you are worried you may have to cancel your trip for any reason or would like peace of mind regarding accidental damage. Note: These insurance options are sent manually after booking if requested by message and are not included in the booking total.

No music, loud noise, or sound-amplifying equipment outside between the hours of 10:00pm and 8:00am.

No pets allowed. If it is found that guests brought a pet/pets, the guest will be subject to a $150 fee.

There is no parking or turn-around for an RV, Camper or trailer.

Guests causing excessive noise or disturbances, including, but not limited to, underage drinking, partying, drug use, and exceeding max occupancy, will be asked to check out immediately and full stay rent charge will be due including deposit amount with NO REFUNDS.

Guests who leave the place excessively dirty will be subject to additional cleaning fee. Examples of excessively dirty are stains on the floors and walls, pots and pans left unwashed in the sink, and trash left on the floor and outside.

Any guest that checks in early without written permission may result in a $50 per hour fee.

Any checkout after 10:00 am without written permission may result in a $50 fee.

Any checkout more than 2 hours after check out will result in a fee for the entire daily rate, without any discounts, and guests will still not have rights to the property.

Any guests checking out late that cause us to refund the next guests are subject to reimburse us for that amount, on top of the fees previously stated.

If any house keys are lost or not returned at checkout, a minimum fee of $100 per missing item will apply, depending on the unit and type of item lost.
