Inside, the open-concept layout creates a bright and airy feel, with a well-stocked kitchen that has everything you need to prep, cook, serve, and dine. Gather around the cozy dining space or unwind in the spacious living area, where you can swap beach-day stories in total comfort.

The primary suite features a king bed, TV, ensuite bathroom with a walk-in shower, and stunning ocean views—right from bed. Down the hall, a queen bedroom with a TV and closet offers a cozy retreat, while the third bedroom boasts two full-size beds, a TV, and ample storage. A second full bathroom and an in-unit washer & dryer add extra convenience.

You will know you have arrived at the perfect beachfront resort from the moment you arrive! Beach Please! is located in the coveted Island Retreat complex. Dotted with palm trees, this beautiful 25-acre complex has its very own beach boardwalk for easy beach access. Guests can also enjoy access to the array of amenities including 2 pools, tennis courts, pickleball courts, sprawling lawns, charcoal grills, picnic areas, and a fish cleaning station. There's even security on-site during summer months and holiday events. Right off of 11th street, in the golf cart zone, the Island Retreat complex is close to restaurants, shopping, nightlife, and many Port Aransas, TX activities!

Guests can rent a golf cart from Coastal Eds! We encourage you to book the golf cart with Coastal Eds as soon as possible, we cannot guarantee availability if you choose to delay booking.

Home Truths:
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- This HOA/Condo strictly prohibits pets of any kind, including Emotional Support Animals (ESAs). Service Animals, as defined by law, are permitted. If you plan to bring a Service Animal, please notify us in advance so we can inform the HOA. Important Note: If it is determined that the animal is not a certified Service Animal, eviction may occur. Thank you for your understanding and cooperation.
- Be sure to inquire about discounted Winter Texan/Snowbird rates and long-term stay discounts!
- Construction is always happening somewhere in Port Aransas; we can’t guarantee that you won’t hear/see construction, building, or community improvement projects and events during your stay.
- Cable/WIFI is provided as a convenience; Port A does experience outages from time to time. Services can be intermittent on an island.
- Please remember that you are on an island; mosquitos/pests can be plentiful several times per year. Our properties are treated by professional pest control service every 4-8 weeks.
- Beach Please!'s occupancy is permitted to allow 2 more than the occupancy listed. Although the sleeping spaces only accommodate the occupancy listed, up to 2 infants and babies can be added. Additional sleeping arrangements, such as pack-n-play travel cribs, are not provided and must be supplied by guests.
- Guests can rent a golf cart from Coastal Eds! We encourage you to book the golf cart with Coastal Eds as soon as possible, we cannot guarantee availability if you choose to delay booking.
- This unit includes an in-unit washer/dryer. Washers and Dryers coin laundry are in the complex and available for guest use.
- Guests must be 25 years or older to book this home. Guests under the age of 25 must be accompanied by an adult. Per HOA rules, any group without someone 25 years or older present is subject to eviction.
- Please note: During periods when city water restrictions are in place, rinse stations may not be available for guest use.

Parking Details:
- Parking passes required. 2 parking passes provided per condo.
- There is no assigned parking, so you can park anywhere within the complex.
- Boat parking is allowed in designated areas.
- Golf cart parking is allowed in designated area (you must purchase a separate pass).

Please note that we do not provide a pack 'n play or a high chair, but guests may reach out to Baby Quip for baby items.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
