Welcome to The Mirabella Estate. Just 10 minutes from La Quinta Old Town, this 10-acre equestrian compound is nothing short of immaculate. The property comprises three homes, including the main house with 4 ensuite bedrooms and lofty living spaces. You’ll find an eclectic interior design that blends modern, oriental, and Mediterranean styles. Open-air rooms take you from your bed to the saltwater pool and provide incredible indoor/outdoor living. All elements of the property are impressive, particularly the 5-hole pitch and putt golf course, and private lake with a dock for kayaking and paddle boating. Photos don’t do this breathtaking home justice, so you’ll just have to come to see it for yourself!

Other things to note: -Please note that we require a security deposit of $2,000, which will be collected after the booking has been made. For larger events, an additional security deposit will be required. -The landscaper/gardener resides onsite and works Monday through Friday, beginning in the morning. -Wi‑Fi is accessible in all the homes but signal may be limited in some outdoor areas across the 10-acre property. -Swimming is not permitted in the lake. -Pool heat is available for an additional fee but must be requested at least 48 hours before your stay. Pool heat will not be available for the summer months (June 1 - September 30). The pool can only be heated to a maximum of 83°. - If undisclosed pets are brought into the home without our approval there is a fine of $1000 per pet. - There are multiple stairs in the Carriage House Villa. - Each guest house villa features a living room with a sleeper sofa for additional sleeping space. Additionally, there are four single rollaway beds available for $250 per bed. If you’d like any of the rollaway beds set up, please let us know in advance so our housekeeping team can have them ready for your stay. - The total maximum occupancy is 20, not including rollaway beds. - Please note that you must be at least 21 years old to book this home.

Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit. Please read each of the rules carefully in order to avoid any danger and/or deductions from your security deposit upon check-out. NO EVENTS, GROUP GATHERINGS OR PARTIES ARE ALLOWED AT ANY LUXURY ESTATES PROPERTIES UNDER ANY CIRCUMSTANCES, UNLESS PRE-APPROVED. PERMITTED USE: This reservation is for use as a vacation rental only NO EVENTS AND PARTIES: Unless registered with and pre-approved by Luxury Estates, no events, group gatherings, or parties are permitted. Upon discovery of an event, group gathering or party, Luxury Estates personnel or Security shall have the right to enter and remove all persons from the Property, including you and your registered guests. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may occupy the property during the reservation periods. NO FILMING AND PHOTOGRAPHY: Unless registered with and pre-approved by Luxury Estates, guests shall not use the property for any commercial purpose CHECK-IN/CHECK-OUT: Late check-out available upon request (fee applies). Unauthorized early check-in/late check-out: $50 per 30 minutes. OCCUPANCY: Guests are responsible for ensuring that any visitors comply with these House Rules Our rental rates are based upon a maximum of two persons per bedroom. Children are counted in total occupancy. Any additional overnight guests must be approved and are subject to additional fees In the event that you exceed the maximum occupancy number on this property, you will be charged a $500 penalty per person for every person over occupancy, and Luxury Estates reserves the right to deny access or to require all guests to vacate the premises. QUIET HOURS: Please respect our neighbors and abide by our quiet hours, enforced from 9pm - 8am. Noise must be kept strictly under 60 dBA during the day. Anyone found to be violating noise ordinances will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. PROPERTY INSPECTION: An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any concerns with the property, please notify Luxury Estates immediately to ensure that such issues may be remedied in a timely manner. Upon any violation of Luxury Estates rules or noise/neighbor complaints, we reserve the right to enter the Property to inspect at any time during your stay. NO REPLACEMENT PROPERTY GUARANTEE: While every reasonable attempt will be made to accommodate you, if the vacation rental property selected by you does not meet your approval, Luxury Estates cannot guarantee that another vacation property will be made available to move you once you have reserved a specific vacation rental property. NO HOLD OVER POLICY: You are not permitted to stay beyond your reservation dates without Luxury Estates approval. If you remain on the vacation rental property beyond the time and date of check-out, you agree and consent to be removed and locked out of the vacation rental property by Luxury Estates, its representatives, and/or law enforcement. You further consent to permit Luxury Estates to remove your personal belongings to a location of the Managers choice, where you may retrieve them. HOST CANCELLATION POLICY. If for any reason the Accommodation you booked is unavailable, including, but not limited to, issues related to safety, utilities, maintenance, guest overstays, weather or inaccessibility, accidental double booking on multiple platforms or other reasons, Luxury Estates may substitute a comparable unit or allow Guest to cancel and receive a full refund, or, if no comparable unit is available, Luxury Estates may cancel the reservation and provide a full refund of all payments made by you. CHANGE IN GUEST CIRCUMSTANCE: If, after booking is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Luxury Estates has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guests occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. If the reservation is cancelled pursuant to this section, Luxury Estates will return all monies deposited to the guest. PETS: Each Luxury Estates property is subject to a specific pet policy, please refer to the property description. Nevertheless, all pets must be reported to us, and approved. Any unauthorized pets will be subject to an additional fee. Damage or additional cleaning charges attributable to pets shall be charged to you, together with a fine of $100 per day with a minimum of $500. All pets and animals must be fully vaccinated, non aggressive, free of fleas and ticks and fully house trained. Please do not allow your pets on furniture. UTILITIES: The cost of your booking includes utilities assuming a normal usage; excessive usage and pool heating (if applicable) will be charged separately and paid for by Guest. APPLIANCES: Tenant may only use appliances for their intended use. THERMOSTAT: To prevent damage, the A/C may not be lowered below 72 degrees Fahrenheit at anytime during your stay. PARKING: Please follow local street parking rules and review overnight and maximum car limits before your stay. No parking on Monroe Street or Higgins Court. CHECK OUT AND CLEANING GUIDELINES: Place all used dishes in the dishwasher and start a normal cycle. -Gather all household trash and place it in the outdoor bins. Excessive trash will occur at an extra $150 fee -Remove all personal belongings from the home. -Close and lock all doors and windows. -Treat the home with care and leave it in a generally tidy condition.
