This is what it means to stay in the Villa Cerreto holiday house, in the uncontaminated and peaceful Upper Tiber Valley, between Umbria and Tuscany. Whether you prefer to enjoy a nice swim in the pool or savor the beauty of a sunset in the hammock, the Villa is dedicated to you and no one will disturb you.

Entering from the cypress tree-lined avenue you will find a villa completely renovated in classic style, part of an ancient one and vast property dating back to the 19th century. The villa has been renovated with great care by the owners and inside you will find fine finishes in rural style, such as exposed beams and terracotta floors. The large spaces and mezzanines enlight the beauty of the house, giving it a unique touch.

Despite being immersed in the tranquility of the Umbrian countryside, Villa Cerreto is easily accessible and is very well connected to the road network. This allows you to visit everything that Umbria and eastern Tuscany have to offer and participate in the many cultural events that are held all year round in the area, particularly between May and October. You can quickly reach Perugia, Assisi, Montone, Gubbio, Spello, Montefalco and Lake Trasimeno as well as Arezzo, Anghiari, Cortona and Borgo Sansepolcro.

The Villa

The villa can accommodate up to a maximum of 12 people, is spread over 3 levels and consists of 4 bedrooms and 5 bathrooms. Entering from the main entrance, located under the porch, you will find on the right a large living room with a purely decorative fireplace, with TV and armchairs where you can read and chat. Opposite the entrance is the kitchen, equipped with everything needed to prepare unique dishes, while on the left you reach a living room, also equipped with a working fireplace. The lounge is characterized by large windows with a panoramic view of the garden and swimming pool.

From the living room, through a corridor you reach a service bathroom and a double bedroom with a double sofa bed and en-suite bathroom with shower. From the living room, a stone staircase leads to a wing on the first floor consisting of a double bedroom with double sofa bed, dressing room and en-suite bathroom with bathtub. This room also has direct access to the outside. The other wing of the first floor can be reached from the living room, via a wooden staircase. This floor consists of a mezzanine overlooking the living room, a double bedroom with en-suite bathroom with shower and tub, a twin bedroom with joinable beds and a further bathroom with tub and shower. From this floor, a particular spiral staircase allows you to reach the second floor consisting of a mezzanine study. The laundry room can be reached through the living room next to the kitchen.

Wi-Fi is available throughout the villa, while air conditioning is only present in the bedrooms. You can park your car for free in the villa's internal car park.

The park and the swimming pool

The external garden of the villa, totally fenced, extends for 5000 sqm and here you can appreciate the well-kept lawn, roses and trees that make it harmonious and very pleasant. To frame the outdoor garden you could find two porches furnished with tables and chairs, one of which has an outdoor lounge, wood-burning oven and barbecue. 20 meters from the house, set in the garden, you will find the swimming pool reachable via a stone path. The 6x12 meter swimming pool is underground and equipped with both external and internal lighting, shower, sunbeds, deckchairs, umbrella and is surrounded by a characteristic terracotta flooring. The swimming pool is available to guests from May 1st to October 15th.

How to reach Villa Cerreto

Villa Cerreto is located in Bonsciano, a few minutes from the hamlet of Trestina in the municipality of Città di Castello (PG), and from the Promano exit of the E45 Rome-Cesena highway.

From Rome: take the A1 motorway towards Milan and exit at Orte towards Cesena. Near Terni, take the E45 towards Cesena and continue past Perugia. After the Umbertide and Montone exits, exit at Promano.

From Cesena: follow the E45 towards Rome. Once you have crossed Città di Castello, take the Promano exit.

From Florence: take the A1 motorway towards Rome and exit at Arezzo. From Arezzo use the SS73 state road to get to the E45 entrance in Città di Castello. Here take the highway towards Rome and after a few km take the Promano exit.

From Ancona: use the SS76 Ancona-Jesi-Fabriano to get to Umbria and continue on the SS318 until you join the E45 in Sant'Egidio, near Perugia. Here continue towards Cesena until the Promano exit.

Once you arrive at the Promano exit, follow the signs for Trestina and then for Lugnano - Morra on the SP104. Once you have passed the Bivio Canoscio locality and arrived in the Bivio Lugnano locality, take the first road on the right and continue on the dirt road until you reach the villa.

Important information for your stay

The pool will be open from 1st of May to 15th of October, from 8 AM to 8 PM.

The photo shoots are usually carried out in spring, therefore the colors and blooms of the gardens, lawns and parks may be different when you enter.

A security deposit is required upon check-in and will be returned upon check-out.

The cost of utilities is not included in the cost of stay and will be calculated on consumption. Payment will be made at check-out with cash. The latest bill price will apply.

Pets are allowed with a supplement of € 80.00 per pet per stay.

For check-ins from 8:00 PM to 12:00 AM (late check-in) there is a supplement of € 40.00. € 80.00 after midnight. All requests for late check-ins are subject to confirmation by the host.

Guests are required to show photo identification upon check-in. Special requests are subject to availability, and may incur a surcharge. The property is not available for parties.
