This Amazing retreat is larger longer and wider than a 747 aircrafts and largest Home in WV Built-in 2010 and finished and remodeled in 2022. On 10 acres of scenic Farm land & surrounded by animals next to a rescue farm In beautiful scenic Shenandoah Valley with perfect views of the Blueridge Mountains . The house offers something for everyone. This is one of the largest houses in the state of West Virginia and in the Tri-state area. It has 2 of everything 2 fully equipped kitchens 2 laundry areas 2 hot tubs. Up to 16 bedrooms and 14 fully remodeled baths with 7 master/main bedrooms with private baths plus 6 other full baths. 6 new central heat/hvac systems. There is a Northside with 12 brs 11 baths and the Southside is not included and is an extra charge with 4000sf with 4 brs 4 baths which you can add at an additional cost. Generally the Southside is not rented while you are booked unless you reserve. With over 1000sf Great rooms with dining and eat in kitchens. 2 game areas central. addition lounge and gathering area. Over 2000sf of deck and common patio. The retreat offers you Almost Heaven.

Nestled on 10 acres of farm land with views of a rescue farm right in front with horse sheep and may farm animals. Next to a rescue farm and infant part of our 10 acres is used for rescue horses . You can see from 115 windows beautiful views from amazing farm animals as well as deer to farm and mountain views from ever window. Scenes of tranquil rural setting to enjoy yet with amazing views of the Blueridge mountains minutes from the Shenandoah river, Appalachian trail, Historic Harpers Ferry, over 30 winery and breweries with in 20 mins, Hollywood Casino 15 mins away. Dulles Air and Space Museum

All paved and well maintained state roads near Rt 7 and Rt 340 as well as Rt 9. on Kabletown Rd. and the driveway is gravel about 1000 feet long.

Almost Heaven Retreat House Rules
#1A No events or parties are allowed and the maximum of 16 guest.
GOLDEN RULE We want you to have an amazing time but realize we have neighbors and an HOA so outside noise must be kept to a reasonable minimum no noise outside from 11P to 7A.
1. Check in is at 4P and Check out is 10A. In some cases we can allow a early check in and late check out at no charge as long as it is acknowledged (providing we are not having an immediate check in) Check in is 4P and check out is 10AM (if you stay beyond 10A you will be charge unless you confirm a later checkout with approval).
2. Outside music must and noise outside must be kept a low reasonable volume from 11A till 10P.
3. All outside activity must end at 10p. Quiet time is 10P to 10A
4. Quiet conversation is allowed at the hot tub(as we have neighbors
5. ALL music outside must be off at 10PM and till 11AM everyday. Music must be at low reasonable volume as there is a HOA and we cannot have loud. Music. Use Alexa level 9 we have. NO DJS or large speakers.
6. Maximum of 32 guest No parties or additional Guest allowed other than the number listed. Maximum of 32 people allowed on property and any number more than this will result in everyone being dismissed from property.
7. We have a map of our property on the side of the refrigerator. The horses and other animals are not ours and please do not feed or bother them.
8. Please stay in the 10 acre area including fenced areas and property lines and please do not feed the neighbor`s horse
9.. Parents with children/elderly/handicap guest beware of the stairs, balconies and hot tub.
10. There is a playground for children (parents are recommended to be attentive at all times. Note we are in a beautiful wild area and although we are not aware of any we have heard there are rare times with black bears and coyotes in the area . Use common sense and be on guard with small children.
11. With the firepit someone must attend it at all times and you must put it out properly when complete. No fires at all if winds are over 10mph
12. Fire extinguisher is provided and should be within 20 feet of any fire. Only you can prevent forest fires Only YOU! 13. NO use of candles inside. Candles should only be used if there is loss of power and birthday cake but must be attended at all times (flashlights are provided) which can happen about 1-2 times a year during big storms. Proper candles are permitted for bugs outside only(citronella candles) and must be attended at all times and must be keep in the glass containers provided.
14. Full use of kitchen The common area kitchen is available for full use including the spice pantry and 2 fully equipped kitchens
15. Hot tub is checked and ready for your arrival, it is up to you to maintain the hot tub during your stay, It doesn`t have a self cleaning filter but it may require additional chlorine or treatment if you have children or use it it several days, We have tester strips, chlorine tablets and shock. If you have any questions or need help please text or call Paul if needed. If you need additional service call we can provide this with notice ahead of time for trip charge,
16. No Fireworks of any type are allowed on the property(farm animals are all around and will be startled)
17. No Hunting or firing of any type of weapon is allowed
18 The fire pit can be used. Stay with all fires and NEVER leave unattended Fires as we are in a wooded area, all grilling must be maintained at all times and must be properly extinguished when done. The grill must be left at the far end of the deck where it is located (or 50 feet from the house if you use the charcoal grill) A fire extinguisher is provided and should be within 20 feet of any fire. Only you can prevent forest fires Only YOU!
19. Smoking Outside Okay but not inside at all is allowed and cigarettes should be disposed of in ash tray provided outside. Always properly put out smoking materials. Smoking allowed in the Garage, Outside on the porch or deck (please clean up afterwards).
20. Guest Only limit to 30 the number of guest plus children you listed on the reservation is permitted on the property. Any additional guest must be approved and there is a fee for this with approval over to 16 guest additonal guest and there is a fee. Failure to do so will result in losing your privilege to stay.
21. Parking is for guest only and guest parking located off the garage area and no large buses or RVs allowed without prior permission. Up to 16 cars allowed over this you must get approval prior to
other outdoor rules
1. No loud music or noise allowed outside.
2.Low volume Music is allowed outside from 11am-10P outside and no DJS or loud speakers are allowed at all. After 10P the music has to be turned off (inside for the most part as loud as you want and DJS inside are okay)
3. Hot tub area is easy to operate and make sure the cover is on when not being used (it will take sometimes up to 4 to 8 hours normally to achieve the temp you want before getting in as it is set at 80 but we recommend it for use at 98.
14. Be care and refrain for health reasons with hot tub use more than 30 mins
15. Children must be accompanied with parents in hot tubs at all times and limit their use to 20 mins for safety reasons. 16. Pets are allowed with a pet fee and simple rules
a. Pets can never be in the Ponderosa/main bedroom
b. pets can not be on any furniture or bed failure to do this will forfeit
your security deposit
c. if you go out and leave your pet alone they must be left in a crate
d. you must pick up all pet droppings with in 300` of the house

CHECK OUT IS at 10A (unless pre-approved in writing as we allow early check ins as much as possible and late check out). Unauthorize late check outs will have additional cost per hour will be charged beyond 10A.

1. After stay please remove trash and towels from all outside areas including the pool and yard
2.Grills are provided with complimentary gas (charcoal grill is available and you may have to provide charcoal for it) and must be cleaned after use or there be an extra fee for each grill to clean
3. Please put back all furniture and where it was found inside and out as well as toys games and items inside and outside. Failure to do so will result in additional cleaning fee. .
