The Space:

Lithea Seaview Villa & Estate is a unique property with a luxury aesthetic, consisting of three independent houses within the same estate, offering ideal autonomy and comfort for large families or groups of friends. Each residence has its own private entrance, creating the perfect balance between privacy and shared living.



Upon entering the estate, you will find a spacious parking area, beautifully landscaped gardens, and a breathtaking panoramic view over Chania that truly stays unforgettable. The outdoor area features a private swimming pool with sun loungers, perfect for relaxing under the sun, as well as a barbecue area with a dining space, ideal for enjoying meals with a view alongside your family or friends. The outdoor spaces are fully equipped, creating the perfect setting for relaxation and memorable moments.



The villa consists of two residences on the ground floor and a maisonette on the first floor. On the ground floor, in the first house, you will find a comfortable living room and dining area overlooking the pool, along with a fully equipped kitchen. It features three bedrooms with double beds, wardrobes to keep your personal belongings organized, and 32-inch TVs, all with access to a balcony. In the same unit, there are two bathrooms, one with a bathtub and the other with a shower, offering additional comfort.



In the second ground floor house, you will find a living room, dining area, and a fully equipped kitchen, along with one bedroom featuring a double bed, wardrobe, 32-inch TV, and balcony, as well as a bathroom with a shower.



Moving up to the first-floor maisonette, accessed via its private entrance and an external staircase, you will find a bright and airy open-plan space with a comfortable living area for relaxing moments and a large dining table where everyone can enjoy meals together. The kitchen is fully equipped, allowing you to prepare any meal you wish. On this level, there are two bedrooms: one with a king-size bed, wardrobe, 32-inch TV, and balcony, and the second with a queen size bed, wardrobe, 32-inch TV, and balcony, along with a bathroom with a shower.



Continuing to the upper level, you will find the remaining four bedrooms. The first bedroom features a double bed, wardrobe, 32-inch TV, and a balcony with panoramic views of the sea and the city of Chania. The second bedroom also offers a double bed, wardrobe, 32-inch TV, and balcony. The third and fourth bedrooms feature single beds, wardrobes, 32-inch TVs, and views of the mountains. On this level, there is an additional bathroom with a shower, while guests can also enjoy the balcony with its impressive panoramic view.



All areas are fully air-conditioned and offer free Wi-Fi, ensuring comfort and convenience throughout your stay.

Guest Access:

** A unique private villa consisting of three independent houses within the same estate. Each unit has its own private entrance, offering the perfect balance of privacy and shared living for large groups or families.



** To keep the pool clean and safe, scheduled maintenance takes place every Wednesday and Saturday between 10:00 AM and 12:00 PM.



The visit lasts approximately 1 hour. The pool technician may briefly be in the pool area, while most of the work is carried out in the pool equipment room.

Lithea Villa & Estate is located in Agios Mattheos, one of the most peaceful and beautiful residential areas of Chania. Set on a lush green hill surrounded by olive groves, the neighborhood offers guests absolute privacy and a unique panoramic view of the city and the Cretan Sea. It is the ideal spot for those who wish to enjoy the tranquility of nature while remaining just 5 km away from the vibrant center of Chania.



For your ultimate comfort and to ensure you can explore the region and its surroundings at your own pace, we highly recommend the use of a private vehicle. Having a car will give you the freedom to easily reach the city as well as the stunning beaches of the Akrotiri peninsula, such as Kalathas (7 km), Marathi (13 km), and the world-famous Seitan Limania (18 km), known for its crystal-clear turquoise waters. Access to and from Chania International Airport is particularly convenient, as it is located just 8 km from the villa.



In very close proximity, approximately 2.5 km away, you will find the historic Venizelos Tombs, a landmark offering breathtaking sunset views and charming cafes. Additionally, just 4 km away, you can visit the aristocratic district of Halepa with its traditional "Tabakaria" tanneries and the House-Museum of Eleftherios Venizelos, while the cosmopolitan Venetian Harbor of Chania awaits you for walks and dining within the picturesque alleys of the Old Town.
