The villa is immersed in the exclusive Pineta di Roccamare, whose park is private and fenced, with access controlled by a concierge, and the beach has been awarded the prestigious European Blue Flag for several years, thanks to its clean sea.
The Villa, built with exposed stone, is surrounded by a beautiful private garden from which a 150-metre private path leads to the sea and the long white sandy beach: one of the most beautiful on the Tuscan coast.
The back of the large garden is partly covered and shaded by pine trees, to provide shelter from the heat, and is arranged with a seating area, a barbecue and a large table for pleasant outdoor dining.
A tent and a private bungalow are available on the beach. Access to the beach is not allowed to outsiders, except to owners of neighbouring villas and their guests.

PRIVATE POOL AVAILABLE IN 2025

Villa Dei Pini has been completely renovated in a modern style, is on two levels of approximately 400 square metres and can accommodate up to 14 persons in 8 rooms and 9.5 bathrooms: 4 double rooms, 4 twin rooms. The entrance on the main level opens into a beautiful, spacious living room with dining area (for 16-20 persons) and direct access to the garden through large, bright French windows. The large eat-in kitchen is practical and functional and opens onto a covered loggia, very convenient for al fresco dining. All the rooms are very bright.
On the same level as the living room there is a double bedroom and a twin bedroom with four-poster beds, each with air conditioning, large French doors giving direct access to the garden and two en suite bathrooms with tubs. On the lower level there is a large television room (family room) and three other rooms: a double room with direct access to the garden and en suite bathroom with tub, and two twin rooms with direct access to the garden and each their own en suite bathroom with shower. Completing this floor is a laundry room, another bathroom with shower, a further storage room or guest room, and a large garage for two cars.
The Villa can only be booked for one month in the period from June to September.

Included in the price: Final cleaning; house and garden maintenance; utilities (water and gas); electricity up to 300 kw/h per week; bed linen and towels provided.
Excluded from the price: Heating; electricity over 300 kw/h per week.
Security Deposit: Clients are required to pay on arrival (cash) 2000,00€ security deposit, which will be returned at the end of the stay subject to damages.
The rented property is not an accommodation facility, therefore personal services of a hotel nature are excluded by law, such as reception, concierge or surveillance of the accommodation, receipt of mail, supply of meals and drinks, cleaning and change of linen during the period, supply of personal soaps.

Villa La Dei Pini is located in the beautiful pine forest of Roccamare, near the village of Castiglione della Pescaia, in the heart of the Grosseto Maremma.
In this area, in addition to the nearby seaside resorts (such as Follonica, Punta Ala, Principina and Marina di Grosseto), there are some important sites of historical and artistic interest:
- the archaeological sites of Vetulonia (25 km) and Roselle (32 km)
- the medieval town of Massa Marittima (42 km) with its Archaeological and Mining Museums;
- the Abbey of San Galgano (73 km), one of the most representative examples of Cistercian Gothic style in Italy, famous for the absence of a roof and the presence of 'the sword in the stone';
- the abbey of Sant'Antimo, one of the most beautiful Romanesque buildings in Italy.
For nature lovers, there are many parks and nature reserves in Maremma:
- Diaccia Botrona Nature Reserve (7 km), one of the most important wetlands in Italy;
- Parco dell'Uccellina (43 km), the regional nature park of the Maremma, an unspoilt paradise for many animal species, characterised by a landscape rich in forests and frequent thickets;
- Sterpaia Coastal Park (34 km) and Rimigliano Coastal Park (50 km) with its crystal-clear water and unspoilt nature.
