One of only eight independent apartments on the estate, it offers the perfect combination of privacy, comfort and an excellent location for exploring both Umbria and southern Tuscany.

The Space
Flooded with natural light through its striking arched windows, the apartment offers a warm and inviting atmosphere. The entrance opens into a spacious open-plan living and dining area, complete with a comfortable sofa, a traditional fireplace and a dining table for relaxed meals indoors. French doors lead directly onto your private terrace and garden, where you can unwind while enjoying the peaceful countryside setting.
The separate kitchen is fully equipped with everything needed for a self-catering stay, including a gas hob, fridge, traditional Italian moka coffee maker and extractor hood.
Upstairs, you\'ll find two comfortable bedrooms, making the apartment ideal for families or small groups of friends.

Outdoor Living

Enjoy breakfast in the sunshine or dinner under the stars on your private furnished terrace. Guests also have access to a large shared garden surrounded by beautiful countryside, as well as a shared swimming pool with sun loungers and parasols, perfect for cooling off during the warmer months.

Children can enjoy the outdoor play area, while adults and older children can make use of the table tennis table.

Good to Know
Pets are welcome. For everyone\'s comfort and safety, they must be kept on a lead in the shared outdoor areas. A charge of €5 per pet, per day applies.

Additional charges:

Tourist tax: €2 per person per day (maximum 5 days) for guests over 10 years old, payable locally.
Air conditioning: €8 per day, payable at the time of booking.
Final cleaning: €35 per stay, payable at the time of booking.
A refundable €350 security deposit is required on arrival for groups where all guests are under 21 years of age.

The charming lakeside town of Castiglione del Lago is only a 10-minute drive away. Wander through its historic streets, visit the impressive Rocca del Leone fortress and Palazzo della Corgna, and enjoy spectacular views across Lake Trasimeno.

Nature lovers will appreciate the nearby Lake Chiusi, where scenic trails are perfect for walking, hiking and birdwatching. The beaches of Lake Trasimeno, including Lido Arezzo, can be reached in around 12 minutes by car.

The surrounding area offers excellent local restaurants, supermarkets and all essential services. It is also ideal for cycling, horse riding, hiking and discovering the picturesque hilltop villages of Umbria and Tuscany.

Umbria International Airport (Perugia – San Francesco d\'Assisi) is approximately a 50-minute drive away.
