This condo was designed with the avid fisherman in mind, but with a stylish `ladies touch` and all the comforts of home. The kitchen is fully equipped and there is a smoker on the patio. There are two comfortable queen beds in one bedroom and two extra long double beds in the second bedroom, both with en suite bathrooms.

Enjoy relaxing on the patio while watching the horses graze nearby or cuddle up with a book after a fun filled day of fishing or exploring everything that the Ranch and the Roaring Fork Valley have to offer!

IMPORTANT TO NOTE
THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.

Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Protect your vacation with RentalGuardian in case of cancellations, emergencies, and more. Specifics will be provided in your confirmation email so you can get started and travel with peace of mind.

Though this home doesn`t have air conditioning there are fans for your comfort.

In order to complete your reservation a lease must be signed and returned within days of booking.

Only fly fishing is permitted in all waterways at The Ranch. In order to fish at The Ranch, a Fly Fishing Guide Registration form must be completed and returned to the office. 2 Fly Fishing badges are included in your stay.

Parking is for passenger vehicles only. Park up to 2 cars in tandem in carport. There are 6 EV chargers in the parking lot near the sports courts.

RVs, trailers, OHVs, dirt bikes, and boats are strictly prohibited from the property. If this rule is violated, a fine will be assessed.

Guest packages cannot be mailed to this home as they are routed to a parcel locker that only owners are able to access.

If you have a large group, please contact us so that we can help you find accommodations for everyone since we manage several properties at the Ranch at the Roaring Fork.

Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

• Extra person charge of $20/night applies for more than 4 guests.

• Special events or larger gatherings are not permitted, maximum of 6 guests.
•For security purposes the exterior of the property is under 24 hour video surveillance.
• A limited stock of basic guest supplies are provided to start off your stay.
• A drip coffee maker is provided. Please bring your favorite ground coffee as it is not supplied.
• Cancellation policy: Full refund if canceled at least 30 days of arrival, 50% refund if cancelled between 7-29 days of arrival, NO refund if cancelled less than 7 days of arrival.
• Rates and amenities are subject to change without notice.
HOUSE RULES
These rules must be observed on the premises of the Property you have booked. The renter of the Property shall be referred to herein as the “Guest” or “You” and the owner of the Property shall be referred to herein as the “Homeowner”. You, as the Guest, accept and assume full responsibility for ensuring any person permitted at the Property abides by the rules expressed herein. Upon booking, reservation and payment, you agree to abide by the following rules:
A. You are responsible for all occupants of the home and must require that all rules herein, as well as the within the Short Term Rental Agreement, are followed.
B. No one under the age of twenty-five (25) shall qualify to rent this property. You shall not rent or stay at the Property unless there shall be at least one Guest over the age of twenty-five (25) concurrently renting or staying at the Property. All children must be under direct adult supervision at all times.
C. Smoking, vaping and all recreational drug use are NOT permitted in the house or on the Property. A fine will be assessed if these policies are not observed.
D. You must take Garbage/Trash to the curb on the scheduled day(s) of trash removal and not before, as indicated in the Guest Guide located within the Property.
E. Pets are NOT permitted in the house or on the Property unless otherwise stated in the listing. Manager is not authorized to make exceptions to these terms. Not abiding by these terms may result in eviction and forfeiture of amounts paid.
F. You, or any other person on the Property during your stay, may not interfere with the peaceful enjoyment of the neighbors. Quiet hours begin at 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
G. You are solely responsible for any other person at the Property. Additional persons, other than the number of guests reserved and booked in the original booking and reservation, may NOT stay overnight at the Property.
H. You will be responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by you.
I. You shall abide by all Federal, State and Local laws.
J. You shall notify the local police and Homeowner of any illegal activity that is witnessed in or around the Property.
K. You agree not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property.
L. Absolutely no hazardous materials are permitted to be in or around the Property at any time.
M. You may not use or store Kerosene or space heaters at any time in or around the Property.
N. The burning of candles is not permitted within the Property, with the exception of birthday candles.
O. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose.
P. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property.
Q. You may not bring your own grill (of any type) or fire pit for use on the premises.
R. Tents or other structures may not be erected on the Property.
S. Commercial photography or filming is not permitted on the Property.
T. You shall use ventilating fans at all times when bathing or cooking.
U. All windows and doors must remain closed during inclement weather.
V. You shall notify Manager of any pest control problems.
W. The use of any provided swimming pool or hot tub is at your own risk. You further understand that any interruption of use will not alter or change any of the terms of this Agreement.
X. You may not block the fire escape at any time.
Y. The Homeowner does not permit large gatherings at the Property. A disturbance caused by you or any person permitted on the Property during your stay which results in any police action, complaints from neighbors is considered sufficient cause for immediate termination of this Agreement, immediate eviction and forfeiture of all monies paid as permitted by law.
Z. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. No towels or linens shall be taken from the house. A cleaning fee is automatically added and charged to you for each booking and reservation. You must keep the Property, inside and out, clean and sanitary at all times. Even though a cleaning fee is charged, you are expected to leave the Property in a clean, neat and orderly condition. An additional cleaning fee may apply if excessive cleaning or trash removal is required upon your departure.
AA. This house is privately owned. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property.

My brother and I have stayed here several times over the years and always a good stay. However same as a previous comment, upstairs neighbor has heavy feet and a dog that can be noisy but thank goodness they don't stay up all night.

Out dated and extremely under managed within the condo

Great fishing!But the condo was not stocked with salt or pepper, no plastic wrap, no aluminum foil or sandwich bags, 2 small plastic containers of left overs. Salt and pepper was a 1/4 inch left one 5 yrs old. Then the frying pans have lost the teflon which is a health hazard. I donated a pan in 2014 because of the same issue. It’s still there rotted. The bathrooms have old toilets one is round and for older folks you have trouble getting up off them. Bath rugs are atrocious too. There is also the fire hazard of a bunch of cords plugged into one outlet by the TV. I spoke about this hazard last time I stayed. If it wasn’t for the fishing I wouldn’t stay there. Seems like the management takes the money but doesn’t manage or review the property with any regularity!!The listing should say you got to bring everything except the kitchen sink.

Perfect Snowmass Family Condo

Beautiful condo, exactly as the pictures portray. Love all the photos of the neighborhood and fishing. Beds are super comfortable, good smart TV, well equipped kitchen with everything we needed. Management company and owners are wonderful and solved our issues quickly and effectively.

Aspen ski trip

This is a solid location for our NYE trip to Aspen. The home is a 30 minute drive to the base parking/shuttle areas. Other than a small issue at check-in (dryer was still running with towels), we enjoyed our stay. We will definitely try to book this location again for our next Aspen trip.

Just OK.

We were disappointed with cleanliness of kitchen dishes, utensils. The sliding doors off kitchen were off their runner and made accessing washer and dryer difficult. Accessing the front door was very difficult to open the lockboxes.. A neghbor heard us trying and came down to help. She said this was a common problem.

Carbondale condo review

Friends and I stayed at the condo, while skiing in Aspen. Place was clean, comfortable and spacious. Kitchen was well stocked to make meals. Parking was on site and covered. Complex was quiet and safe. Condo was close to dining in Carbondale, and skiing in Aspen. Would love to go back in the summer. Thanks for the rental.

Mountain Fair Fun

We spent 2 nights in this lovely condo. The views are spectacular and the beds and linens were some of the most comfortable I’ve ever slept in. Kitchen is well equipped but a bit dated. This is the perfect place to stay if you fly fish. No air conditioning, but, if you close up in the morning, that shouldn’t be a problem no matter how hot it gets.

Nice but.....

This condo was okay but could stand some updates of the furniture and decor. To our surprise, the unit did not have any air conditioning - I guess I didn't notice that on the listing because I just assumed there would be AC, but in August, with temps in the 90s every day, it made for very hot interior spaces. This unit has ground floor bedrooms with sliding doors to the outside which made the family with smaller children uncomfortable to open sliders at night. Not optimal. The biggest problem was finding large LIVE bugs that looked like cockroaches in the sheets, Says to me that Keylink, the property management, did not do any pre-arrival checking, especially if the unit had not been rented in a while. Seems to me the sole purpose of hiring a property management team is to make sure the unit is perfect for incoming guests. Keylink did not do that. Out of the control of anyone, the complex was doing MAJOR cement work on the units carports. Huge loud cement breaking machines and giant cement trucks. It was just our misfortune to be there then but again, out of anyones control. The complex itself was very family friendly, vey nicely maintained, and an excellent location to everything. Despite the few glitches and despite finding LIVE bugs in the sheets, we had a great time.

Rented Coole’s Cove once again. Really good fishing, easy walking. Good beds for tired bodies. Kitchen supplies need updating. A gas grill is needed instead of charcoal. Overall a cool spot to hang out! Thanks JB Renting again in August, good value
