Nestled within the vibrant City Walk district, Highgate stands as the epitome of modern urban living. Experience luxury at its finest in this stunning apartment, adorned with top-notch finishes and offering exceptional on-site amenities.

BEDROOM:
Bedroom 1 boasts a luxurious king-sized bed, while bedroom 2 offers a cosy double-sized bed topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 55" Hisense smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account. Guest must use their own login for smart related available apps.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The parking garage can accommodate 1 vehicle. If you need more parking, there are a few options available. You could try the paid street parking on Bunda, and Allara Street. Alternatively, there are some parking garages located in the Canberra Centre that you could use.

COMMON AREAS & AMENITIES:
You will have access to the building's BBQ Area, pool, spa and gym throughout your stay. Amenities are located on the 9th floor.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.

Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings. There is a key safe for self-check-in.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the keys or leaving it inside the apartment will incur a minimum of $355 charge

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

Navigating Highgate is a breeze with the Canberra train station nearby. You have multiple transport options at your disposal—whether it's catching a train, hopping on a bus, or utilising Uber. The decision is entirely yours, based on what suits your needs best.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

CLOTHES DRYERS SAFETY INSTRUCTIONS FROM STRATA
Residents are advised of the following important safety factors
related to the use of clothes dryers within individual units:
• The bi-fold doors to the laundry MUST remain fully open
and adequate ventilation MUST be provided while the dryer
is in operation.
• The dryer MUST only be used when an occupant is present
in the unit.
• The lint filter MUST be cleaned of combustible lint before
each use.
• Rubber, foam or plastic materials MUST NOT be placed in
the dryer.
• Check and remove all objects from pockets before placing
in the dryer.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $110 for each hour of non-scheduled delay to check out after 10 am.

2. I have a STRICT "No Pets Policy" except for service or emotional support animals and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.

7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.

8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
