This modern 1-bedroom apartment is centrally located across from the law courts in Canberra. Ideal for both business and leisure, it’s close to the Braddon precinct, Canberra Centre, and ANU. Enjoy full access to the Techno Gym and Wellness Centre, featuring a fully equipped gym and sauna.

BEDROOM:
The bedroom features a queen-sized bed with professionally cleaned linen and ample wardrobe space for your luggage.

BATHROOM:
The bathroom includes a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. Please restock these items based on your usage and length of stay.

KITCHEN:
The kitchen is equipped for home-cooked meals with a fridge/freezer, stovetop, microwave, oven, crockery, cutlery, and a dishwasher. We offer a basic selection of breakfast items, such as milk, coffee, and tea. For longer stays, guests will need to purchase additional food items.

LIVING ROOM:
Enjoy a smart TV in the living room, where you can log into your own Netflix and YouTube accounts. Note: We do not provide subscriptions to these or other streaming services.

LAUNDRY AREA:
A washer and dryer, plus an iron and ironing board, are available for your use.

PARKING:
The garage accommodates 1 car. Additional street parking is available for $3 per hour.

COMMON AREAS & AMENITIES:
Relax and stay fit with access to the sauna and Techno Gym and Wellness Centre on Level 1.

Please note, common areas are managed by building management and may be closed without prior notice. Check for any building announcements upon arrival to confirm availability.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

Your keys are stored off-site 1km (5 mins drive) from the property.

I am mostly available through VRBO messaging and respect your privacy during your stay. If there is an urgent issue, feel free to call me. Having lived in Canberra for quite some time, I can assist with local navigation and offer recommendations for great places to eat or enjoy your time in the city.

Whether you choose to drive, walk, or use public transport, getting around from this retreat is both easy and convenient, with many key locations just a short distance away.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

Please also review the key house rules below:

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
