BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay, you will have access to:
- fridge/freezer
- stovetop
- oven
- crockery and cutlery
- dishwasher
- microwave
- toaster

We stock a simple selection of food for breakfast such as milk, coffee, and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a TCL 55` smart TV which you can use to access your Netflix and YouTube accounts. Note that we don`t provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The carpark accommodates 1 car. Paid street parking is also available along Mort Street, with pay-and-display zones offering time limits ranging from 30 minutes to 4 hours—and in some areas, all-day parking depending on signage.

COMMON AREAS & AMENITIES:
You will have access to the building`s pool and gym throughout your stay. The pool is located on the 2nd floor, and the gym is located on the Ground floor to the right of the lifts on the Northbourne side of the building.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm the availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

Your keys are offsite @ 23 Lonsdale St, Braddon - 300 metres from the property.

I am available mostly through booking platform messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Just a short stroll away, you`ll find Barrio Collective, Lonsdale Street Roasters, and Sweet Bones Café, all known for their top-tier coffee and vibrant brunch scenes. For casual dining and drinks, BentSpoke Brewing Co., Grease Monkey, and Lazy Su are local favorites, consistently rated highly for their unique menus and buzzing atmospheres.

Shopping is just as convenient with The Canberra Centre only 10 minutes away, offering a wide selection of major retailers, fashion brands, and a fresh food market. The Elouera Street stop is located right outside the building, giving you direct access to Civic in just a couple of minutes. It’s also a smooth ride north to Dickson and Gungahlin, making it ideal for commuting, shopping, or a casual day out.

If you’re taking the bus, you’re well connected. Several major bus routes run along Northbourne Avenue, just steps from your door. Whether you`re heading to the ANU, Canberra Airport, or Woden, the bus network makes it simple to travel across the city without needing a car.

Driving is equally convenient in this central location. With main roads nearby, you can reach Canberra’s top attractions—like Parliament House, Lake Burley Griffin, and the National Gallery—within 10 to 15 minutes. Rideshare services like Uber and taxis are also readily available, perfect for nights out or quick errands.

Walking is one of the best ways to enjoy the neighborhood. Braddon is flat, safe, and incredibly walkable. Within minutes, you can reach dozens of cafes, bars, boutique shops, and the Canberra Centre. Everything you need is close by, making it easy to leave the car at home.

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**

- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.
