Situated on the ground floor with a private entrance, it comprises an 18 m² living area, a fitted open-plan kitchen, a bedroom, a shower room (with shower) and access to a shared garden of approximately 1,500 m². The accommodation is laid out as follows:
- An 18 m² living area with a double sofa bed and a TV (120 cm flat-screen),
- An open-plan fitted kitchen including: electric kettle, oven, microwave, toaster, ceramic hob, extractor hood, washing machine…
- A bedroom with a queen-size bed (160×200), an adjoining shower room separated by a curtain (no door) with a walk-in shower, heated towel rail, vanity unit and toilet

Communal area:
- A shared, unfenced garden (facing south/south-west) to enjoy on sunny days

Construction work will take place on the plot from September 2026. This will not prevent you from parking your vehicle. Furthermore, as the building site is located to the north of the property, whilst the flat’s windows face south, noise disturbance should remain minimal.

The flat is ideally situated in Bruz, in a very pleasant, quiet and leafy neighbourhood. You’ll be able to enjoy the proximity of all essential amenities, as well as shops, restaurants, bars and the market. It is also close to the entrance to Rennes and the Exhibition Centre, without suffering any associated disruption, and boasts a large plot of land.
