This beach house is just a 2-minute walk to beautiful Broulee Beach, a surf and family-friendly beach. The house features large windows and wooden ceilings, allowing you to relax in the light-filled interiors, dine al fresco in the courtyard, or enjoy family time in the games/TV room upstairs and downstairs. With A/C, parking, and stunning beaches and attractions nearby – such as Broulee Island Nature Reserve, Mossy Point, and Tomakin Beach – you won't want to leave this gem of a house! The space This lovely 2-bed, 1.5-bath home offers a chance to enjoy the laid-back charm of Broulee. Quirky, comfortable, and spacious, the living areas feature unique decor, a lovely kitchen, and a dining booth for up to 6 people. The cosy bedrooms will make you feel at home, while the elegant bathroom, with a shower over bath, provides a perfect spot to relax after a day of fun. Modern amenities include air conditioning, internal laundry, on-site parking, and self-check-in. This seaside haven also grants access to a courtyard with an alfresco dining area and an upstairs games/TV room, perfect for hanging out. Close to a boutique brewery in front, and multiple beaches and parks, this property is ideal for creating memories with family or friends. Local area description Broulee is a coastal suburb in the South Coast of NSW. It is known for its stunning beaches, including Broulee Beach and Broulee Island Nature Reserve, making it a popular destination for surfing, swimming, and nature walks. The suburb offers a relaxed lifestyle, and its proximity to Moruya, about 10 km to the north, provides residents and visitors with access to additional amenities and services. Broulee Beach is also a dog-friendly place, its natural beauty and laid-back atmosphere make it a desirable location for people seeking a coastal retreat. House rules You are staying in a friendly and peaceful neighbourhood and we kindly ask you to respect the community and your surrounding neighbours. The following strict House Rules apply: - No loud noise between 10 pm and 8 am - No parties or antisocial behaviour - No additional people are to access the property without our prior approval - No pets are allowed in the property without approval - No smoking is allowed at any times - If you break something, please let us know - To help protect all floor coverings, do not wear any shoes inside the property Please be aware that excessive noise such as amplified music, vocals or screaming or anti-social behaviour in the property or common areas can cause neighbours to complain to us, the Building Manager, Council Rangers or Police. IMPORTANT: - Any breach of the House Rules may lead to a $500 fine plus compensation for any cost/damage created and immediate eviction of the property without refund. - Pets are available on request unless the property states it is pet friendly. Any stays with pets will incur an additional cleaning fee of $200. - Small house-trained dogs will be considered at the owner's discretion. Finally, when checking out, we kindly ask you for the following: - Please leave all beds unmade - Please clean up your dishes and put them away - In case you have rearranged furniture, please put it back to the original location - Please take out the rubbish and remember to use the right bins - Please ensure all appliances, A/C and lights are off and doors and windows are closed. - Please check your accommodation thoroughly before departing to avoid any unintentional items left behind. We are not liable for any items left behind after your stay. In the rare event that a guest reports a missing item, we will make every effort to locate it for you, but we cannot guarantee its retrieval. I would stay again once the water leak is fixed . Granddaughter Had a shower / bath . Afterwards I went downs stairs to grab a glass for a drink . When I slipped over, and broke the glass . Then I noticed water was leaking into the kitchen from bathroom above . Location was fantastic
