Upper Level: • Lofted bunk room with twin bed and twin over full bunk bed.
SLEEPING AREAS: • Bedroom 1: (as mentioned above), is located on the lower level, with a queen bed and flat screen smart TV and adjacent bathroom. • Bedroom 2: located off the main level living room, features a queen bed and flat screen smart TV. • Bedroom 3: located off the dining area, features a king bed, flat screen smart TV and ensuite bathroom. • Bedroom 4: located down the hall from Bedroom 3, features two twin beds and two adjacent bathrooms (both bathrooms are located across from one another in the hall connecting bedroom 3 and 4) • Bedroom 5: located above the main level, featuring a twin bed and twin over full bunk bed. • The couch in the downstairs living room is also a queen sleeper sofa that can be used as another sleeping option.
Please note: There is no elevator in the building, so guests will need to be comfortable climbing stairs. There is one set from the exterior of the building up to the front door of the condo (located on the 2nd floor of the building) and another set from the front door up to the main living area of the condo (the 3rd floor of the building). One more set takes you up to the bunk room (4th floor).
PARKING: The condo comes with one (1) underground parking spot in the heated garage. Space is available for a second car in the surface lot on a first come, first-served basis. Additional or oversized vehicles will need to park at either the Ice Rink (3 minute drive) or Airport Road overnight pay lots. Information and rates can be found at BreckPark.
LOCATION: • Brief walk to the Quicksilver Lift at base of Peak 9 and The Village Ski School (approximately 200 yards from the condo). • Walkable to Main Street Station shops and restaurants (approximately 200 yards). Main Street is just on the other side of Main Street Station.
Guests have access to the Columbine pool: • Approximately a 3 minute walk from the condo. It features 4 outdoor hot tubs and an outdoor heated pool. • Winter hours are 12pm-9pm and summer hours are 10am-9pm. • As of 10/9/25 it is open for the winter season. • Current planned pool closure dates: Spring Maintenance 2026 4/27/2026 – TBD (around Memorial Day typically) Fall 2025 maintenance closure was 9/15-10/9 so I would expect 2026 dates to be similar. • The Clubhouse is located down a short path from the building (approximately 100 yards). Please adhere to the Columbine Pool Rules listed in the house manual.

Provided Items: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a pack n play crib available in this property. Pack n play sheets are not provided. • Hot tub towels are provided.

Other things to note: » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required to access the area during those months. » Mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses. » This condo is located at an elevation of approximately 9,600ft. It is recommended to visit the CDC website to find more information about visiting high altitudes. » Please note that Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » The minimum age of the primary renter must be at least 25. » Per the HOA pets are strictly prohibited. » Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
