Inside, youâll find a thoughtful mix of cabin charm and minimalist design. The foyer greets you with whimsical wallpaper and room for coats and shoes. To one side, the living room offers comfy seating, a gas fireplace, a Smart TV, games, and books. Itâs the perfect spot to gather, relax, or cozy up on a chilly evening.
Behind the living room is a dedicated office and laundry areaâgreat for remote work or longer stays. With high-speed internet (150x150), you can stream, work, or Zoom with ease.
On the other side of the foyer, a spacious eat-in kitchen spans the front of the house. Cook group meals with ease thanks to modern appliances, plenty of counter space, and a rustic island table. The adjacent dining area opens to the side yard, so itâs easy to take meals outside on sunny days.
A full bathroom with a tub/shower combo is located on the main floor.
Upstairs, youâll find three comfortable bedrooms and another full bathroom with a shower.
Bedroom 1 has two twin beds, each with a trundleâperfect for kids or extra guests. Bedroom 2 features a queen bed with a dresser, nightstands, and a closet. Bedroom 3 includes a queen bed, sitting area, dresser, closet, nightstands, and its own sink.
Outdoors at Stella Firma Set on 2 private acres, the property is surrounded by open sky, rolling fields, and stone walls. A small frog pond near the house adds a touch of Catskills magic, attracting frogs, dragonflies, and salamanders during the warmer months.
Enjoy summer evenings by the fire pit, meals around the outdoor dining table, and BBQs on the charcoal grill. Outdoor furniture will be set up seasonally, giving you space to fully enjoy the view.
Pet Policy We welcome one well-behaved dog with prior approval and a pet fee. Sorry, no cats allowed.
Access & Notes Guests have access to the full house except for any locked closets. The basement is available if you need to access the circuit breaker, but we ask that you avoid using it otherwise. The garage is not part of the rental.

Important Travel Info There is no cell service at the house. Please enable WiFi calling on your phone before arrival so you can make and receive calls over the internet.

A vehicle is required to get around. There are no ride-share services (Uber/Lyft) or reliable taxis in this rural area.
Winter Travel Advisory (OctoberâApril) Delaware County is mountainous and beautifulâespecially in the winterâbut snow and ice are common. Please plan accordingly.
We strongly recommend:
AWD, FWD, or 4WD vehicles Winter or all-season tires with solid tread Avoiding 2WD or RWD vehicles in snowy or icy conditions The driveway is plowed and maintained in the winter. A shovel is provided to help you clear walkways if needed.
Country Living Note This home is located in a rural, natural area. While the exterior is professionally treated, insects or mice may occasionally find their way insideâespecially in cooler months when they seek warmth.
If you are especially sensitive to wildlife or critters, this may not be the best fit for your stay.
Water & Septic System The home uses a private well and septic system, which is typical for this area. Please help us care for it by:
Conserving water during dry spells Avoiding water games (sprinklers, kiddie pools, Slip âN Slides) Only flushing toilet paperâno wipes, paper towels, or hygiene products Misuse can lead to water shortages or costly repairs, and we appreciate your care and consideration.

Only the number of guests on the reservation should be at the house without host knowledge and approval. Additional overnight guests over the number on the reservation will be charged a fee of $100 per person per night.
No smoking or vaping inside. Evidence of smoking inside or leaving butts on the lawn and driveway could result in a $500 fine.
