LIVING AREAS: The apartment benefits from a large living space equipped with a sofa bed, a 40-inch SMART TV with Netflix, and plenty of space to sit down and relax. There is also a SMART TV in both bedrooms.
DINING AREAS: The dining table seats up to 4 people and is ideal for a sit-down meal in the evening.
KITCHEN/COOKING FACILITIES: The kitchen is equipped with all the essentials needed to cook an array of meals whilst away in Birmingham. There is an electric hob, oven, fridge/freezer, microwave, dishwasher & washer/dryer.
BATHROOMS/TOILETS: There are two bathrooms in the apartment. The first is an en-suite to bedroom 1 and is equipped with a shower cubicle, toilet, and sink. The second is the main bathroom which is equipped with a bath with an overhead shower, toilet and sink.
PARKING: The property offers free parking directly outside the apartment block between 6:00 p.m. and 8:00 a.m., as well as all day on Saturdays and Sundays. Outside of these hours, secure paid parking is available at an NCP car park less than a 5-minute walk away, with minimal parking fees.

*Quiet Hours After 10PM This is a peaceful residential area. Please respect quiet hours from 10PM onwards.
*No Smoking Indoors: £1000 Fine Strict no-smoking policy inside the property. If smoking is detected, a £1000 charge will be applied via Airbnb to cover deep cleaning and damage.
*Noise & Air Monitoring in Place Loud music, smoking indoors, or any sign of parties will trigger our monitoring systems and lead to instant removal without refund.
*Stays Over 10 Nights Additional housekeeping is required for an extra fee.
*Online Check-In Required To confirm your booking, the lead guest must complete our secure check-in form, agree to our T&Cs, and provide a valid UK photo ID or passport.
*Check-In/Out Policy Early check-in: £20/half hour before stated time (if not pre-approved) Late check-out (after 10AM): £20/half hour
*Security Deposit OR Damage Waiver We require either: A refundable security deposit of £250–£500 (depending on property size), OR A non-refundable damage waiver of £50–£150 (depending on length of stay)
