The Space:

With direct lake access, a private dock, seven kayaks, two paddleboards, two hammocks, and a backyard made for unforgettable sunsets, BlueBird Sanctuary strikes the perfect balance between adventure and relaxation. Thoughtfully designed gathering spaces throughout give everyone room to spread out, reconnect, and enjoy time together.

Two full kitchens — one on each level — plus three dining areas make mealtime easy and enjoyable for large gatherings. Multiple living areas, including spacious upstairs and downstairs lounges and a light-filled sunroom, offer plenty of space to gather as a group while still leaving room to unwind quietly.



Game Room: The converted garage game room is packed with entertainment for kids and adults alike, perfect for fun, laughter, and making memories.



Take in sweeping lake views from the spacious deck, then gather around the fire pit as the sun sets over the water. Two laundry rooms add extra convenience for large groups and extended stays, while thoughtful extras — board games, high chairs, Pack 'n Plays, and spaces for both group gatherings and quiet relaxation — ensure guests of every age feel right at home.



Please Note: The dock has sustained some damage and is currently partially accessible. Guests are asked to use caution when accessing the area. We appreciate your understanding.

Getting Around:

We recommend arriving by car — BlueBird Sanctuary is tucked away in a peaceful, secluded part of Big Sandy, TN, with no public transportation nearby.

• Ample free parking on-site, including space for multiple vehicles, trailers, and boats

• GPS works well, but we'll also send clear directions before your arrival



Whether you're heading into town or taking a scenic drive around Kentucky Lake, everything's easier with your own wheels.



Guest access:

• Access codes will be provided for easy self-check-in

• Guests will enjoy private access to the entire property, including both levels of the home, garage game room, outdoor areas, private dock, watercraft, recreational gear, and parking for vehicles and trailers



IMPORTANT – PLEASE READ BEFORE BOOKING:

• Maximum Occupancy: Maximum of 16+ guests, including adults, children, and infants. No additional guests are permitted due to fire safety and insurance requirements.

• Age Requirement: All guests must be 21 or older, except children staying with their parents or guardians.

• No Parties: Parties and unauthorized gatherings are strictly prohibited. Noise complaints or law enforcement calls may result in immediate termination of the stay without a refund.

• No Smoking: Smoking is strictly prohibited.

• No Pets: This property has a strict no-pet policy.

• Check-In/Check-Out: Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available for an additional fee starting at $60. Please message us in advance to check availability.

• Cancellations & Travel Insurance: We highly recommend purchasing travel insurance for protection against unexpected cancellations, weather, natural disasters, power outages, and other unforeseen events. We’re unable to offer refunds or rescheduled stays outside Airbnb’s Extenuating Circumstances Policy.

• Starter Supplies: We provide a starter supply of essential items. Please bring your personal toiletries and plan to purchase additional supplies if needed.

• Trash: At checkout, place all trash and food in the provided bins—nothing outside, please.
