Welcome to Ursa Minor. Surrounded by mature towering pines, Ursa Minor (Little Bear) is a slice of serenity for your getaway. Located in a cozy neighborhood in Big Bear Lake. Deck views of the surrounding area.

The Home- 660 square feet of cozy mountain vibes. Wood like waterproofing floors throughout. Vaulted ceilings help the Ursa Minor feel more spacious. Wood burning fireplace for warm winter nights.

Bedroom 1-Queen sized bed, nightstands, closet, arm chair, and dresser.

Bedroom 2- Queen sized bed, nightstands, electric fireplace, closet.

We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths. 4 bath towels are provided. (Not for lake use, please bring extra for lake.)

Bathroom 1- Tiled Shower/tub with single vanity.

Kitchen- Visible from living and dining areas. Full-sized fridge, gas stove, and 4 burner range to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, coffee grounds, and sugar.

Coffee set up- 12 cup drip & Keurig to start your day right.

Dining- Located in view of kitchen with table for 4 and 3 bar stools at the bar.

Living room- Large sofa, 2 arm-chairs, wood burning fireplace, record player, and a small collection of records, smart tv to stream your favorite apps.

Fireplace- Natural wood burning fireplace. We do not provide wood. It can be purchased and delivered to the home on our guest portal. Many local stores also have an assortment of wood.

Parking- Asphalt tandem parking for max 2 vehicles. You may need AWD, 4x4, and chains in winter months due to being in a high snow area of town. There is an incline in the driveway.

Ev- Charger available for no extra charge. We do not provide any type of cords, or adaptors. Universal 220v.

Pets- We do not allow pets. If you have a service animal, it must be declared upon booking and proper documentation sent immediately. Otherwise, it is assumed they are pets booking would be canceled. Please understand that many claim service animals; however they are not documented.

Please make sure to read the additional rules section. We believe in setting proper expectations. Many of these rules are set by the city and enforced by their code enforcement. We are required to follow these rules as a part of our permit.

Please note- This home is a single story; however there are steps into the home/deck.

Popular/notable locations and distances from the home in miles. Keep in mind on average our traffic is not nearly as busy. Most places on a normal day with good weather take 5-15 minutes to get to.

Ride share is not always reliable. Our local public transportation is Mountain Transit. TO look up routes please see their website. They offer a free shuttle to many locations in town. The closest location is .25 from the home.

Please respect our neighbors. It’s a very quiet street. We know most our neighbors.

Big Bear Lake requires an additional 11% for vacation rentals. It is sent directly to the city of Big Bear Lake.

Please note in winter months: The roads are plowed regularly, but you may need 4x4 vehicle and chains. We are not responsible for any weather related travel issues.

Reminder- This is the mountains. We do our best to control what we can. We hire Terminix to spray and leave bait for pests, do our best to prevent rodents. Annual removal of weeds. Most of our homes do have sap producing trees.

Violation of the restrictions will result in eviction without refund. Any fines issued by code enforcement will be the responsibility of guest for breaking rules.

Our strict cancellation policy is still in affect. Any cancellations requesting full refund, will need to provide proper documentation to the hosting site(SavvyBears, Airbnb, Vrbo). We will NOT cancel your reservation for you.

All requests to change date, must be done a minimum of 14 days before your stay. Prices may change due to change of date.

If you instant book, you assume responsibility that all restrictions will be followed. We will not be responsible for any eviction, fine, or inconvenience due to disregarding the restrictions placed for Big Bear Lake and Big Bear City.

City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules.

Do not exceed the occupancy limit(4 guests)
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may
be less than the total maximum occupancy.

NO PARTIES ALLOWED.

No parking in street or yard (2 cars allowed)
Parking is only permitted in the driveway, designated
parking spaces, and garage. This includes trailers. The
maximum number of vehicles permitted is on the exterior
sign.

No amplified music 24/7
Amplified music is not permitted to be heard beyond the
property line 24/7. Close your windows to avoid music
carrying beyond the property line.

Head inside at 10:00 p.m.
Noisy outdoor activities and spa use are prohibited from
10:00 p.m. – 7:00 a.m.

Take trash to dumpster locations if it does not fit in bins.
Trash needs to be taken to a local dumpsite. Clean Bear
locations:
4190 Garstin Drive & 39690 Big Bear Blvd.


Unfortunately, a few of our guests refuse to
extend common courtesy and neighborly
behavior toward the guests and residents
around them. For those guests who have come
to party and disrupt the peace and tranquility
of the neighborhoods, there are costly and
severe consequences.

Fines
The minimum fine for violating the rules stated
previously is $500 per violation. A second
offense is $1000 per violation.

Eviction
Unruly guests who blatantly disregard the rules
and expectations will be evicted without a
refund. In addition, costly citations may be
issued to the reservation holder.
Occupancy (4) and car limit (2) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be fined and evicted with no refund. Please adhere to these limitations.

Upon Check Out

Wash dishes (leave on drying rack)
Pick up yard of trash, cigarette butts, lids ect
Leave used beds as is
All used towels can be piled in bathroom (all linens are cleaned off site)
Close any open windows & doors.
Turn off lights
Lock up
Do not turn off heater in winter months
Place all trash into bins outside. Lid MUST close completely. If it doesn’t close, please take trash to 4190 Garstin Drive & 39690 Big Bear Blvd.

Trash day is Tuesday. If staying on a Monday night, please help us keep this amenity and place bin by street.

Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic cleaning of the home. This does not cover left trash, excessive messes, cleaning dirty dishes, pet messes, excessive shedding. The home has deeper clean items that happen 2-3x a year.

Early check-in- No guarantees will be made. If the home is ready upon your arrival, we will let you have access. Do not show up to the home until given the code. This rushes the cleaners and tends to ensure something is missed.

Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time. Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you.

Animals- No pets are permitted. If you have a service animal, it must be declared upon booking and proper documentation sent immediately. Otherwise, it is assumed they are pets. The booking will be canceled.

The property matched the pictures. The checkin process was smooth. Loved that there was the ability to charge my car so I didn't have to wait at the public charging stations. Will definitely recommend!
