Western Hills is located about eight miles northwest of Downtown Beaumont. The neighborhood is known for its affordability, offering a wide range of apartments for every budget. Western Hills is primarily residential, but there are a few small restaurants and a park in the area. Conveniently, Western Hills isn’t far from shopping hubs like Dowlen Towne Center and Parkdale Mall, which are about three miles away. Residents have access to Route 96 and Highway 105, making travel across Beaumont a breeze. If you’re looking for a quiet, affordable neighborhood that is still near plenty of amenities, Western Hills is a great choice.

Guests have access to a variety of community amenities designed for comfort and convenience. Spend time by the sparkling swimming pool, enjoy the outdoor grilling area for cookouts, or relax in the community's green spaces. The playground offers a great place for children to play, while community-wide Wi-Fi helps you stay connected throughout the property. Pet owners can also take advantage of the on-site pet washing station, and an on-site property management team is available to assist when needed.

**Pet Policy**

* Maximum of 2 pets per reservation
* No aggressive breeds
* Weight limit: 50 lbs
* $250 one-time, non-refundable pet fee
* We may decline pets that are not a good fit for the community

**Mid-Term Stay Prep**
We primarily host mid-term stays, though we welcome short-term guests when available.
Because of this, the property is stocked for longer stays and includes **starter essentials only** (one roll of toilet paper, paper towels, and a trash bag). Please plan to bring additional toiletries and supplies as needed.

**Maintenance Access**

* **Annual Preventive Maintenance:** Some units require scheduled checks (smoke detectors, HVAC filters, etc.). We will always notify you beforehand if access is needed.
* **Emergency Maintenance:** For urgent issues (leaks, electrical hazards, etc.), if we cannot reach you within **[X] hours**, we reserve the right to enter the unit to prevent damage.

**Occupants & Guest Policy**

* The main occupant must match the name on the reservation
* The reservation must accurately reflect all guests and pets staying in the home

**Mailbox Access**

* Available upon request; not guaranteed
* May take up to 24 business hours to activate
* Requires a $35 refundable key deposit

**Community Guidelines**

* Please respect shared spaces and amenities
* Keep noise to a minimum during late hours
* Dispose of trash and recycling in designated areas to help keep the community clean
