Just 45 minutes from Denver, The Friendship Ranch is a 3,700-square-foot A-frame on 2.2 acres of quiet forest in Bailey. Once an old mountain ranch, it has been lovingly transformed into a mid-century lodge built for togetherness, inspiration, and slow living.

THE SPACE
The kitchen and living room sit beneath 18-foot vaulted ceilings. A wood-burning Osburn fireplace, inviting sectionals, swivel chairs, and soft poufs create a place to gather. The fully stocked chef’s kitchen pairs modern appliances with vintage charm, and the 49-square-foot custom island has room for helping hands, cooking, and conversation.

Upstairs, the loft offers a reading nook, vinyl records, shuffleboard, Sonos sound, guitars, and an 8-foot projector for movie nights. An indoor lounge net, board games, and books invite guests of every age to settle in.

Outside, unwind in the 7-person hot tub beneath the pines or the cedar barrel sauna under string lights. Adirondack seating and an outdoor grill complete the gathering spaces.

SLEEPING ARRANGEMENTS
Five bedrooms accommodate up to 14 guests:
• Upstairs Primary King Suite: King bed, private en suite bathroom, and balcony with swivel seating and western sky views.
• Main-Floor Accessible King Suite: King bed, desk, TV, forest views, and an accessible en suite bathroom with roll-in shower.
• East Wing King Suite: King bed, crib, wooden desk, southern light, and walkout patio with seating. Shares a Jack-and-Jill bathroom with the Dual Queen Room.
• Dual Queen Room: Two queen beds, organic tones, pine accents, and soft sunlight.
• Queen Bunk + Playroom: Queen-over-queen bunk bed with two queen-size mattresses, bean bags, books, a 65-inch Smart TV, and walkout patio seating.

All bedrooms include full-length mirrors, blackout curtain options, portable fans, luggage racks, and quality linens and pillows. There are three full bathrooms and one half bathroom.

ACCESSIBILITY AND COMFORT
The main portion of the home, including bedrooms and bathrooms, is step-free. The accessible bathroom has a roll-in shower, fixed shower and toilet grab bars, and a shower chair. The first floor encompasses approximately 2,800 square feet. There is no central air conditioning; open the windows and enjoy the cool mountain breeze, with portable fans available.

GUEST ACCESS
The home and grounds are yours to enjoy. The back garage and crawlspace remain locked and are reserved for storage.

EXPLORE BAILEY
Wake to birdsong and reach trailheads in minutes. Nearby adventures include Staunton State Park and Kenosha Pass (about 15 minutes), Buffalo Creek Trails (about 20 minutes), Wellington Lake (about 30 minutes), and Red Rocks Amphitheater (about 30 minutes).

IMPORTANT HOUSE NOTES
This home is in a quiet mountain residential area. Please respect the neighbors, keep outdoor noise low after 9 PM, do not feed wildlife, and stay within the property boundaries. Absolutely no outdoor campfires. Guests have 2.2 acres to enjoy without entering neighboring land.

Check-in is after 4 PM and checkout is before 10 AM. Maximum occupancy is 14 guests.
