Superb neo-Provençal villa with swimming pool, air conditioning, and view

## Space

This 100m², single-story, south-facing villa has been designed to seamlessly integrate the interior and exterior. The entire ground floor opens directly onto its large 35m² terrace. New and tastefully decorated, you'll feel right at home!

The terrace leads to the entire living room, dining room, and two of the three bedrooms.
You can enjoy a large outdoor table to spend your summer evenings with friends and family.

Several sun loungers are available for you to relax and be lulled by the sound of cicadas. The swimming pool measures 5x2.5 meters and is 1.40 meters deep.

Upon entering the house, you'll find yourself directly in the 50m² living area, which consists of a large living/dining room and a large open kitchen. The large sliding glass door opens directly onto the outdoor dining area and, below, onto the pool.
The kitchen offers all the necessary equipment for your preparations: hob, oven, microwave, dishwasher, refrigerator, freezer, kettle, toaster, and Nespresso machine.

In the east wing, we offer the sleeping area. On your right, you will find the two master bedrooms, meticulously decorated, with their 160 cm beds.
At the back left, a third bedroom with an 80 cm bunk bed, ideal for children or young adults.
The first bedroom has its own private en-suite bathroom; the second bedroom and the third bedroom share the second bathroom, which is adjacent to both.
On your left, upstream, you will find a laundry room with a washing machine, ironing board, and iron. After this, you will find a separate toilet and a finger bowl.

The entire house is air-conditioned.

Private parking is available below for two vehicles. Please note that access to the villa is via stairs only.

Nestled in the heart of a preserved environment, the village of Bagnols-en-Forêt, with its pleasant wooded areas, is ideal for walks in the great outdoors, offering breathtaking views of the surrounding landscapes. Nearby, the Blavet Gorges, with their 80-meter-high rock walls, are breathtaking. It's located halfway between the fine sandy beaches of Fréjus/Saint-Raphaël and Lake Saint Cassien and its water sports (15 minutes).

Upon arrival, you will find linens (sheets, bath towels, bath mats), toilet paper, shower gel bottles, and a kitchen cleaning kit (dishwashing liquid, all-purpose cleaner, laundry detergent, dishwasher and washing machine tablets).

All areas of this villa are for guests; we will ask guests to take care of the property upon arrival.

Smoking is prohibited in the villa, and we ask that you only smoke outside, using an ashtray with water in the bottom.

The Pays de Fayence

In the Var region, nine hilltop villages, each with a remarkable medieval heritage, stand one after the other in the heart of unspoiled landscapes. This is the Pays de Fayence.

Perched on a hillside, Fayence is famous for its international gliding center. Its winding streets, its watchtower, a remnant of the former castle of the bishops of Fréjus, its fountains and wash houses, its bread oven, and the remains of the ramparts add to its charm. Step into the large 18th-century Baroque church dedicated to Saint John the Baptist and climb to the foot of the Clock Tower, where there's an orientation table, for a beautiful view over the village rooftops and the surrounding mountains.

Located on the Balcon de l'Esterel, Montauroux is a succession of narrow streets, squares, and fountains, lending a peaceful atmosphere to this 11th-century Provençal village. Not to be missed is the Saint-Barthélemy Chapel and its rich interior decoration dating from the 17th and 18th centuries.

Perched on a rocky peak, the feudal castle of Callian is surrounded by typical medieval streets lined with old residences. As you climb to the highest point of the village, the Esterel and Tanneron mountain ranges will reveal themselves before you. You can also glimpse the glazed tile bell tower of the Notre-Dame-de-l'Assomption church.

At 814 meters above sea level, Mons is the highest village in the Pays de Fayence! Stroll through the old narrow streets, admire the church's beautiful Baroque altarpieces, and enjoy an extraordinary panorama from Place Saint-Sébastien.

Tourrettes is characterized by its small staircases and vaulted passageways. Around one of the narrow streets, you'll reach the Place de l'Horloge, the highest point in the village, with its panoramic view of the Massif des Maures, the Esterel Mountains, and the sea in the distance, is simply magnificent!

If you love flowers, then the town of Tanneron will delight you, with its hills covered in mimosa trees. Their blooms, between December and March, will offer you a true visual and olfactory delight.

As for Seillans, it is one of the most beautiful villages in France. Its historical heritage includes cobbled streets, fountains, a feudal castle, a Saracen gate, and a 12th-century church.

Located on the edge of the Esterel Mountains, the village of Saint-Paul-en-Forêt is surrounded by pine and oak forests. Lovers of old buildings will enjoy strolling along its charming alleyways and will visit the 18th-century Saint-Paul Church and the Saint-Joseph Chapel. Located on Pincounillier Hill, the latter offers a beautiful view of the surrounding area.

Nestled in the heart of a preserved environment, the village of Bagnols-en-Forêt, with its pleasant wooded areas, is ideal for walks in the heart of nature, offering endless views of the surrounding landscapes. Nearby, the Blavet Gorges, with their breathtaking rock faces reaching 80 meters high, are breathtaking.

## Transit

You will be 10 minutes from the Fréjus/Saint-Raphaël motorway exit 38.

30 minutes from Cannes, Mandelieu, and Draguignan.
Several shopping centers are less than 15 minutes away by car.
