- Now open year round! Enjoy our heated (79 degrees) private pool. Dimensions: 18 ’x 9’ 4’3” with an extra 300sqft of private deck entertainment / relaxing space. *pool heat pump temps are subject to freezing, windy and cold snaps.



*Road repaved 10/2/2025* before county takes over road maintenance in Q3 2026

- 19' x 8'x 4.25' deep secluded private heated pool. Secluded on property (not shared). Two pool lounge chairs, and tabletop for 4. Please note we do not heat the poo during summer, and the other seasons heat is dependent upon the weather.

- 1/3 of an acre lot with a wet weather creek / woods running behind the property for great privacy on the back deck.

- 5 sleeping rooms, 2 double vanity bathrooms & all beds memory foam

- Large expansive private back decking spaces, including private & secluded pool. The back deck (with spa) feels like you are nestled in tree tops overlooking the rolling Hill Country, 7 person spa, fire-pit,

- BBQ Weber Grills (runs off house supplied natural gas)



- 25mins to Lake Travis boat rentals / boat launches, and plenty of boat parking at our property.

- HEB and Whole Foods within 20min of property. There is an HEB in Dripping Springs proper, and Whole Foods in the Hill Country Galleria nearby restaurants and shopping, and spas.

- 2min drive to neighborhood small lower lake access for floating or fishing small perch / bass.

- 10min to Dripping Springs Mercer Street for bars, coffee, live music, Hamilton Pool Nature Preserve, Reimers Ranch Mountain Biking, restaurants, and shopping.

KITCHEN:

Our well-appointed kitchen includes large refrigerator, oven, microwave, dishwasher, 2 coffee makers (Keurig and drip but BYO Coffee), ice maker, toaster, blender and of course a disposal! Stocked with all the basics to make simple meals (including oil, salt, pepper, basic spices). If you prefer to grill, you will enjoy a Weber grill connected to the house supply of natural gas (no propane needed for grill).



LIVING ROOM:

50’’ Roku Smart TV with electric fireplace mantle. Queen sleeper sofa, reclining leather chair, and two other decorative chairs. Living room opens to the kitchen bar area with 2 barstool seats.



FLEX ROOM:

For larger groups, a second entertainment room (doubles as the 5th bedroom) has a 45’’ Roku Smart TV, heating/cooling, and a large table for 10. A great 2nd space for indoor dining & entertainment, and flexibility for larger groups to sleep children or groups of family/friends.

**Please note our upcoming county road re pavement project: The last 100 yards of road to the property is a rough county road. Driving the 10mph speed limit allows most sedans no issues accessing the property, but drive slow and straddle any rough spots. Hays County has approved engineering plans and repave sometime before March 2026. We are not allowed by the county to maintenance it ourselves unfortunately.
