The Space:
Our home is a thoughtfully decorated 3-bedroom that encapsulates the essence of Austin's unique charm and character. From the moment you step inside, you'll be surrounded by a warm and inviting, nostalgic atmosphere that embodies the city's eclectic spirit.

As you explore our charming residence, you'll discover a meticulously designed space that blends modern comforts with Austin's signature flair. The living areas are spacious and inviting, offering plenty of room to relax and unwind after a day of adventures. Sink into the plush sofa, stream your favorite shows, or simply bask in the natural light that fills the rooms.

The fully equipped kitchen is a chef's dream, featuring all the amenities you need to prepare delicious meals. Whether you're whipping up a Texas-style barbecue feast or enjoying your morning coffee at the cozy breakfast nook, you'll find this space to be both practical and aesthetically pleasing.

When it's time to rest, our well-appointed bedrooms provide a serene sanctuary for a restful night's sleep. Each room has been designed with your comfort in mind, boasting comfortable beds, room-darkening shades, and tasteful decor that reflects Austin's vibrant culture.

Step outside to our lovely outdoor area , where you can sip your morning coffee on the patio, hang with friends and family, or simply soak up the Texas sun in our heated Cowboy Pool. It's the perfect spot to unwind and take in the peaceful ambiance of our South Austin neighborhood.

Our home is less than 2 blocks away from the famous Congress Avenue in Austin, TX. Beyond the comforts of our home, you'll find yourself appealingly situated to explore all that Austin has to offer. Our location grants you easy access to the city's renowned attractions, live music venues, eclectic dining scene, and outdoor adventures. Whether you're here for the music festivals, the delicious barbecue, or the vibrant arts scene, you'll be just a stone's throw away from it all.

Getting Around:
2 blocks off of South Congress Ave! This area provides many ways to get around Austin. Whether it is a rideshare, electric scooter, bicycle, or personal vehicle, all are welcome and readily available.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Thank you!

House Rules:
- Occupancy [ 6 ]
- No pets allowed.
- Smoking is NOT allowed.
- Fireworks are not allowed.
- Parties or events are NOT allowed.
- Quiet hours are from 10 PM - 7 AM.
- The primary guest must be at least 21 years old and present for the entirety of the stay
- Please place the covers back on the Cowboy Pool and the grill after each use.
- Unmonitored Cowboy Pool: SWIM AT YOUR OWN RISK. No glass in or around the pool area.
- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.
- If any furniture is moved, please place it back in the original space where it was found.
- Additional charges (including shipping fees) may apply if personal items are left behind.
- There are animals raised by locals near the property. Should they cause any noise disturbance, please notify us promptly.
- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

Parking Passes:
Please ensure the parking passes provided are not lost or taken, and remember to return them before your checkout. A $250 fee will apply for unreturned/lost passes.

HVAC Rules:
Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
