** Please note that this community and its buildings are built in the 1990's and therefore might exhibit signs of interior and exterior wear, outdated aesthetics, awkward floor plan layouts, and other quirks and features common in older properties. The units themselves have been renovated to bring them to modern aesthetic standards but at the end of the day the buildings themselves are still older. All of our properties are decorated and furnished with the latest in interior design and available furniture, and we do our best to implement modern living solutions even when the property itself might be showing its age.

The Neighborhood: Riverside, also known as East Riverside-Oltorf, is a fast-growing and increasingly trendy community right next to Downtown Austin. Strip malls, small businesses, and loyal natives boasting a no-frills attitude fill the spaces in between the greenery and residential areas. Guests can enjoy a scenic view of Lady Bird Lake and the city beyond while taking a walk along The Boardwalk. The neighborhood is home to many artists and musicians whose influences color the community in classic Austin fashion. Visit hotspots like Buzzmill coffee, The Bazaar or Emo’s, one of the most prominent nightclubs in Austin for chart-topping musicians and performers.
Getting Around: We recommend that guests rent a car during your stay in Austin as many of Austin’s best attractions and fun things to do are scattered around the city and much more convenient when accessed by car. While there are certainly public transportation options such as buses and individual transportation options such as scooters/bikes/mopeds, these options are mainly convenient and readily available around the downtown Austin area and quickly becomes sparse even a couple miles outside of city center. Rideshare apps such as Uber and Lyft are also great options but expenses can quickly add up as Austin rideshare rates are on the higher end and can surge very high during busy times, such as 2AM on weekends and during large events such as SXSW, conferences, F1, etc.

All guests are subject to verification checks and are required to provide the necessary information to us within 24 hours of booking. Same-day bookings are required to provide the information within 1 hour of booking. We reserve the right to cancel any reservation that does not meet our verification check criteria.

- Community areas are shared so please clean up after use - Some areas of the complex are restricted to guests (and not listed as amenities), please message us prior to booking to confirm - We would love to welcome guests who book our apartment the same day of their arrival, but please be aware that your check-in may be a bit delayed (to as late as 7 pm) as we rush to prepare the unit for your arrival. Guests who book more than 24 hours in advance will be able to check-in by 4 pm. - We provide all of our guests a starter kit of consumables such as toilet paper, paper towels, laundry pods, dishwasher pods, etc. Guests can purchase any additional consumables from nearby grocery stores that you think you might need during your stay beyond what's included in the starter kit. - The apartment complex may run maintenance or clean the gym, and other shared amenities as they see fit at any time. Please be aware. - Please be aware that Texas is known for having all sorts of bugs and creatures, especially during the summer, that wander around and can sometimes get into the home. Bugs and creatures such as silverfish, earwigs, cockroaches/waterbugs, scorpions, spiders, wasps, mosquitoes, flies, snails, moths, ants, etc. are all very common in Texas and the South in general, and might show up in the home from time-to-time. The presence of a few of these critters does not indicate any sort of infestation in the home, as usually it's just the critters trying to escape the blistering heat or the freezing cold like everyone else. - Registrations for cars are required for on-site parking. Unregistered cars cannot park inside of the complex gates otherwise they will be towed if parked without approved registrations. If guests want to park in the complex, all cars must be registered PRIOR to 4pm check-in time. To register your vehicles for permits to park within the complex gates, you will need to scan the registration QR code found near the parking areas and complete and submit the registration form with your vehicle and contact information. Violation of parking policy and registration requirements will be the guest's responsibility. - The apartment complex may run maintenance or clean the grill, and other shared amenities as they see fit at any time. Please be aware.
Pets ARE allowed depending on size, please let us know beforehand and be upfront about bringing a pet to avoid cancellation. The following additional PER pet per night cleaning fee applies :

Bad area and bad condition of property
The area of the apartment was not good. It is a gated apartment complex, but the gate was permanently open. There was trash outside of apartment door all down outdoor hallway. Apartment was clean, but lighting in kitchen constantly flickered, it took 20 mins for the for other lights to turn on in laundry and kitchen. All rugs in the apartment were folded at corners and very dangerous for my elderly father. I was sent texts and emails MANY times about the daily parking registration. I had registered my car everyday per the requirments and I finally had to send messages asking them to stop emailing and texting me about it. Check out was properly followed, I was given a link to check out with, I checked out 13 minutes prior to check out time. I still got a call from the owner concerned I hadnt checked out. I did EVERYTHING per the instructions, owners should check the required tools to see if renters have done what they have been asked prior to them harrasing them. In the end, I would never recommend this VRBO.
