The Space:

Morning light filters through the large windows, casting a gentle glow over the wood‑floored living area as the East Riverside neighborhood awakens. You hear the soft hum of the city beyond the private entrance, yet the space feels settled and quiet, inviting you to settle in and unwind. As the day unfolds, the private patio beckons for a coffee, a meal on the grill, or a relaxed evening under the Texas sky.



Sleeping arrangements

Four private bedrooms accommodate up to eleven guests. Three rooms each hold a queen bed with fresh linens, wardrobes and bedside tables. The fourth bedroom offers a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. A queen sofa sleeper in the living room and a queen air mattress stored in the laundry area provide extra sleeping options for larger groups. All bedroom doors feature code locks for added privacy.



Living space

The open‑concept living room centers on a comfortable sofa that converts to a queen sofa sleeper, with additional seating and a flat‑screen Smart TV with cable. Large windows and wood floors create a relaxed flow that connects indoor comfort with the private patio just steps away.



Kitchen & dining

The fully equipped kitchen includes generous counter space, appliances and all the basics needed for everyday meals or longer stays. A breakfast nook seats four, perfect for morning coffee or casual dining while staying close to the living area.



Bathrooms & laundry

Four full bathrooms are stocked with bathroom essentials and towels, easing morning routines for groups. An in‑unit washer and free dryer are available for longer stays and active trips.



Outdoor living

Step onto the private patio for outdoor dining, a BBQ grill and seating. Shared amenities on the property include a year‑round pool and hot tub with posted hours, as well as a shared gym nearby. An outdoor playground and open grassy areas are ideal for families with children.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
