The Space:
The home unfolds across sun-filled living spaces that look directly over the water. The main lounge opens wide to an outdoor entertaining deck, a spot made for long breakfasts, afternoon reading, or watching boats drift across the bays. The connection to the outdoors is easy here, bi-fold doors draw in the salt air, the palms create natural privacy, and the light shifts beautifully across the rooms throughout the day.
The open-plan kitchen, dining, and living area makes gathering simple, with generous bench space, comfortable seating, and a relaxed coastal feel. The bedrooms are positioned to give everyone their own sense of retreat: the master opens to the deck and morning light, the queen room feels quiet and grounded, and the twin room is ideal for children or friends.
On the lower level, a second outdoor zone sits tucked among the palms with a new spa, outdoor shower, and a BBQ area, a sheltered, private place that guests love using after a swim or before an evening of stargazing. The garden itself has been featured in the Jesse Dean Garden Safari and adds a sense of lushness and seclusion.
A private track leads down to the water’s edge, offering safe swimming, sunbathing on the rocks, and a quiet spot to watch the changing tides. It’s rare to find waterfront access this easy, and it’s one of the features guests return for year after year.

Minimum stays: 7 nights from Christmas to mid-January, 3 nights on holiday weekends, 2 nights at all other times. Strictly no parties or gatherings. Pets considered upon request with written approval.
Guest Access:
Guests have exclusive use of the entire home, decks, lower outdoor area, spa, garden, and private waterfront access track.
The Neighborhood:
Kennedy Point is one of Waiheke’s most peaceful coastal pockets, close enough to everything, yet quiet and sheltered with native bush, palm groves, and slow-moving coastal roads. From the property, it’s just minutes to the island’s standout vineyards including Kennedy Point Estate, Te Motu, Tantalus, Stonyridge, and the always-popular The Heke Brewery, known for its smokehouse, whisky bar, and relaxed family-friendly lawn.
Oneroa Village is a short drive away, offering boutique shopping, cafes, galleries, and dining. Palm Beach and Onetangi Beach each sit within easy reach, with safe swimming, long stretches of sand, and great beachside restaurants. The area also connects to several coastal walking tracks that follow the shoreline toward Blackpool, Surfdale, and Oneroa.
This is a beautiful base for exploring, eating, swimming, or simply settling into a quieter rhythm.
Getting Around:
The closest bus stop is at Kennedy Point, just a short walk from the property. Services run between Matiatia Ferry Terminal, Oneroa, Surfdale, Ostend, Palm Beach, and Onetangi, making it easy to reach the beaches, towns, and major vineyards without needing a car. The bus routes also pass close to The Heke Brewery, along with several wineries in the Onetangi Valley.
Taxis and ride services are available but can be expensive, especially during peak times. There is private parking at the property if you’re bringing a vehicle, and the location makes it easy to explore the island at your own pace.
Other Things to Note:
The property is supplied by rainwater tanks, which is standard on Waiheke. We encourage guests to be mindful of water use — short showers and thoughtful use of appliances help support the island’s sustainability.
