This is a attached duplex property. This property is normally listed as two separate units but we have combined both apartments to give guests the option of renting the whole 5 bedroom duplex as one. When renting this whole Duplex property you are getting both the lower level 1 bedroom apartment as well as the entire 4 bedroom upstairs unit of the property.

*LOWER LEVEL: Unit 1
- This is the first level to the property which is a 1 bedroom apartment.
Lower level is a 1 bed 1 bath with full kitchen.

*2nd LEVEL: Unit 2
-The main level of the home has a living room, kitchen, full bathroom with tub, and 1 Bedroom.
-There is a large smart TV in the living room (no cable, just streaming apps).

KITCHEN:
-The kitchen has new appliances and a table with 4 stools.

*TOP LEVEL:
-Upstairs Level of the home has 3 bedrooms and 1 ensuite half bathroom with a jacuzzi tub.

SLEEPING ARRANGEMENTS:

1st Unit with 1 Bedroom : 1 Queen size bed, 1 air mattress

2nd Unit with 5 bedrooms :
BEDROOM 1- 1 King Sized Bed and Smart TV
BEDROOM 2- "Spa Room" - 1 Queen Sized Bed, en suite half bathroom and jacuzzi tub, and Smart TV
BEDROOM 3- 1 Queen Sized Bed and Smart TV
BEDROOM 4- 1 King Sized Bed, futon and Smart TV. 1 air mattress

OUTDOOR AREA
-Seating and a charcoal grill, guests must bring their own charcoal.
-Please note: If the grill is used during your stay, guests are expected to clean it prior to departure and leave it in the same condition it was found. Additional cleaning charges may apply if excessive grill cleaning is required after checkout.

AMENITIES:
The home has Wifi, and the exterior of the home is protected by Ring Security.

ACCESS & ENTRY:
-Guests have access to the entire property during their stay which includes Unit 1 and Unit 2.
-This is an attached property, so there is another attached residence to the right. We have no affiliation to the neighboring unit.
-The backyard area is available for guests to use.
-There is seating and there is a charcoal grill that guests may use in the backyard, but please note that we do not provide charcoal or materials. Guests are responsible for cleaning the grill upon usage.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is no driveway or designated parking, street parking is available at this property.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for parking tickets due to negligence.

HONESTY & EXPECTATIONS:
At "Seaside Grand Escape", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Guests must purchase their own amenities when stock runs out.

-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
