[THE SPACE]
•This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

•The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

This ground-floor unit is located within an oceanfront complex but faces east toward a neighboring property and DOES NOT offer an ocean view from inside the condo.

• We strongly recommend purchasing travel insurance at the time of booking to protect your trip investment from unexpected events such as weather, illness, or travel delays.
•If you choose not to purchase travel insurance, you acknowledge that refunds cannot be issued outside of the cancellation policy associated with your reservation.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•Dogs only — no cats or exotic animals.
• One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
• Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current.
• Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee.
• For stays longer than 30 days, a $100 monthly fee applies.

☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Fantastic value for the price!

Self check-in made it super convenient to arrive anytime after 3:00. The condo was the perfect size. We utilized the kitchen, cooking many of our meals in the room. Beach access was easy and near by as well as the community pool. Would definitely stay again!

Bathroom needed a sprucing up. Towel Holder fell off the wall, toilet seat was broken hideaway bed was a terrible sitting for TV but the only one. Bathroom floor gave when stepped on.

Loved this place! It's perfect for a couple to use for a get-away. Very clean and comfy! It is close to the beach and walking distance to restaurants and bars. Only downside was the very limited space for your clothes/luggage. Otherwise, great place!!!!

Nice compact room steps from the beach

This condo was easy to find, very clean, and steps away from the beach. We were able to book just 2 weeks before our trip which was wonderful because we had to cancel our previous VRBO due to the unknown with the gas prices. Anyway, the condo is clean but it is smaller. It's one room and a bathroom. We were able to make it work with 2 adults and 2 children, one of which *just* turned 2 the other day. But if you aren't used to already living in tight quarters you may want to stick with 2 people or 3 max. You couldn't really hear the neighbors unless they were moving furniture. I loved how close it was to the beach, made it easy with a toddler. Thank you for having us and giving us a nice vacation!!
