The Space:
Nichol Road Hideaway at Annie’s Retreat by Tiny Away is perched on a hilltop in the small town of Allans Flat, offering breathtaking views of Mt Buffalo and the Baranduda Ranges. This charming tiny house is surrounded by farms, lush pastures, pistachio orchards, and our own Angus cattle.
A nearby farm shed and water tank add to the seclusion, ensuring complete privacy for our guests. While the retreat offers peaceful solitude, it also serves as the perfect base for outdoor adventure. Just an hour’s drive away, you’ll find breathtaking hiking spots such as Mount Hotham, Mount Beauty, King Valley, and the Alpine National Park.
This 139-square foot tiny home features easy water access, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities. These amenities include an eco-friendly cassette toilet with a removable waste holding tank, hand basin, and gas-heated shower—making it a perfect choice among relaxing holiday homes.
IMPORTANT NOTE: Please be advised that there may be some noise from farm animals, such as cows, our dog, and local bird life, particularly magpies, during your stay.
AirBnB lodging is also available in the farmhouse, and visitors are kindly requested to exercise discretion near the fire pit when near the house.
Guest Access:
Guests can access the tiny home and the entirety of the 10-acre sculptured garden. However, it is important to note that the farmhouse, immediate garden, vineyard sheds, and event center shed are restricted areas and are not accessible to guests.
In addition, please be advises that there will be other guests on the property (main farmhouse) and access to the pastures and orchards is strictly restricted unless accompanied by a host.

Nichol Road Hideaway at Annie’s Retreat by Tiny Away sits in the small town of Allans Flat, only a 10-minute drive from the historical town of Yackandandah. It’s also only 25 minutes from both Beechworth and Albury. Within an hour’s drive, you can explore the Victorian Highlands, including Mount Beauty and Mount Hotham.
Other nearby attractions include King Valley, renowned for its world-class wines, gourmet food, and stunning scenery, and the Alpine National Park, a haven for outdoor enthusiasts offering mountain biking, horseback riding, and picturesque wildflower trails.
Feeling hungry? Head to Yackandandah Hotel (also known as the Bottom Pub) or the Star Hotel for hearty, classic meals. For something different, Grace’s Place serves beautifully prepared fresh Thai cuisine.

Getting Around:
By car:
- 3.5 hours drive from Melbourne
- 15 mins, 10kms drive from the nearest town is Yackandandah
By public transport:
- There are trains/ planes to Albury/ Wodonga daily. Taxis cost $90 one way to the property. Most guests will need a vehicle or bike to get to the nearest town, Yackandandah.

- Gas BBQ Grill is available
- No smoking allowed on the property
- Breakfast is available at an extra cost
- Barbecue is available by prior request
- Up to two (2) pet dogs only by prior notice
- No unregistered visitors or guests allowed
- Firewood and kindling are available at $20 per stay
- Telstra has a good signal and the rest has a weak signal
- We would like to advise guests that longer stays or later check-outs will incur an additional charge
- Pets are allowed with 24 hrs prior notice, and must be leashed at all times—full policy provided before booking.
PLEASE NOTE: We provide drinkable water in the tank; however, please note that it may have a slight yellow tint due to natural gum leaves. Guests are welcome to bring their own drinking water if preferred.
Important note:
- Please be advised that there will be other guests on the property (main farmhouse)
- Keep in mind that BBQ grills and outdoor fire pits are not available during a total fire ban
- We provide drinkable water in the tank; however, please note that it may have a slight yellow tint due to natural gum leaves. Guests are welcome to bring their own drinking water if preferred.
- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the cassette toilets and ensure a clean and fresh experience for all guests. We appreciate your understanding.
