The villa includes two air-conditioned bedrooms: one double with an en suite and one twin with access to a separate bathroom. There's also space for an extra bed if needed. Both rooms are just steps from the open-plan living and dining area, where you'll find a cozy lounge with comfortable seating, a fireplace, a TV, and a fully equipped kitchen — perfect for preparing meals together. With 500mbps Wi-Fi, staying connected is easy.
Outside, the private pool takes centre stage, surrounded by greenery and a peaceful atmosphere. Enjoy long afternoons on the sun loungers, gather around the outdoor dining table, or fire up the BBQ for an easy meal. The garden and terrace invite you to slow down and make the most of the quiet surroundings.

Location:
Villa Simão is located in Quinta da Balaia, a peaceful residential area with wide streets, tall pine trees, and lush greenery that gives it a naturally relaxed atmosphere — perfect for walking, going for a run, or simply heading to the beach or supermarket without needing a car. Its central location makes it easy to explore the Algarve from end to end — east to west, and even up north, with direct access to Lisbon.
Close to the house, you'll find some of the region’s most beautiful beaches, such as Praia de Santa Eulália, Praia da Falésia, and, a bit further away, Galé and Salgados beaches. Everything you need is within easy reach: an Aldi supermarket just 3 minutes away by car (or a 10-minute walk), as well as shops, restaurants, and cafés in the Santa Eulália and Olhos D’Água areas. The charming Old Town of Albufeira is also just 10 minutes away by car.
It’s a great area for family holidays or getaways with friends. There’s plenty to do — from water parks like Aquashow, to the marine-themed Zoomarine with shows and aquariums, and even jeep safaris to discover the more rural side of the Algarve. Golf lovers will find several courses nearby, and for those who like to stay active, there are lots of outdoor options, including cycling, horse riding, and more.
If you enjoy discovering the more traditional side of the region, it’s worth visiting towns like Loulé (famous for its market), Paderne, Alte, or Silves — each with its own charm, beautiful scenery, and a slower pace of life.
The Albufeira Marina is also just a few minutes away and a great starting point for sea adventures: dolphin-watching trips, kayaking, stand-up paddleboarding, or even parasailing — all with the ocean and nature as your backdrop.
Access:
Villa Simão is accessed through a garden gate, leading from a cobbled pathway off the main complex road, which offers plenty of parking spaces. Please note that the pathway is uneven. A cobbled pathway continues from the gate directly to the front of the villa and the entrance.
Security Deposit:
A €500 deposit is required per reservation. If all guests are aged 25 or under, the deposit is €100 per guest. Payment must be completed at least one day before arrival.
We kindly ask guests to treat the house with care and report any damages during their stay so we have time to address them before the next guests arrive. The deposit covers accidental damage, such as broken or missing items, or stains on towels, bed linen, cushions, or sun lounger covers caused by beauty products (like sunscreen or makeup). It may also apply if the property is left unusually messy.
If any deductions are needed, we’ll let you know — and of course, any remaining balance will be refunded via bank transfer within 7 days of checkout.
City Tax:
From April to October, Albufeira applies a tourist tax of €2 per night for guests aged 13 and over, for up to 7 nights. This payment must be made before check-in, and a payment link will be provided.
Electric Vehicles:
Guests must not charge electric vehicles without prior permission. Charging vehicles will incur an additional cost.

If you plan to use the sun loungers, please bring beach towels — sitting directly on them isn’t allowed. Bath towels are for indoor use only, as sunscreen and oil stains are hard to remove. Rental/purchase options are listed above if needed.

Long Term Stays
Long stays (28+ nights) are welcome from early October to mid-May. A €500 deposit is required before check-in. An inventory will be shared at check-in and reviewed thoroughly at checkout. The same damage policy as for short stays applies (see above). Weekly cleaning is required and includes linens and towels: €35/week (up to 4 guests) or €45/week (5 guests), paid in advance. Utilities are included up to €150/month; any excess will be charged based on meter readings. Subletting is not permitted, and the guest limit must be respected throughout the stay. Mid-stay inspections may occur for bookings over 4 weeks. Please enquire before booking if you have any questions about this policy.
