Large windows flood the room with natural light, while blackout blinds ensure a restful night's sleep.

Last but certainly not least, you'll find the oversized fourth bedroom down the hallway. All bedrooms include ample storage space for your belongings, so make yourself at home by utilizing the dressers, closet space, luggage racks, and hangers provided. The additional office space on the ground floor offers versatility and comfort, providing a convenient workspace for remote work or creative pursuits.

** All reservations include a $30 community fee. This provides for up to 4 vehicle/trash passes and 8 guest badges for access to community amenities. Guest badges are required for adults and children ages 6 and above.

** Up to four additional day passes for amenities can be purchased for $10 per person/per day - CASH ONLY. Day passes can only be purchased by the primary renter, who will be asked to provide a photo ID and their original rental packet receipt. No refunds will be provided if amenities are closed due to unforeseeable circumstances.

** Amenities are open daily 11am-6pm from Memorial Day weekend through Labor Day Weekend (Boat rentals available WEEKENDS ONLY Memorial Day weekend through Father's Day weekend). Access to community amenities is subject to availability, and their operation is solely at the discretion of the Towamensing Trails community.

COMMUNITY REGISTRATION [REQUIRED]: The Towamensing Trails Property Owners' Association (POA) requires all groups to complete a registration form prior to issuing a rental packet. This form requests the following information: full name, mailing address, phone number, and vehicle license plate numbers. A link to the registration form will be sent to the primary renter within 2 weeks of check-in, and it must be completed 5 days prior to check-in to guarantee amenity access.

** Vehicle/trash passes and guest badges will NOT be issued without completion of the registration form.**

COMMUNITY RULES:
~ Quiet Hours: 10pm - 8am
~ No feeding of wildlife
~ No fireworks | $500 fine
~ 15 MPH speed limit throughout the community
~ Guests must comply with all posted community rules

PROHIBITED BEHAVIORS:
~ No parties of any kind
~ No smoking inside the home | $250 fine
~ No candles, with the exception of birthday candles

** The primary renter will be responsible for any violations by their guests and any fines incurred during their stay. Reimbursement will be requested immediately via VRBO upon receipt of any fines. Failure to pay within 48 hours will result in an additional $50 fee.

SECURITY: There are two Ring cameras and a video doorbell on the front of the home to ensure the safety of our home and our guests.

TRASH DISPOSAL: Guests are responsible for removing their trash from the home and bringing it to community compactors. If trash is left behind, a $50 fee will apply for host removal (up to 8 bags); additional fee of $5 per bag applies for more than 8 bags.

BURN BAN: We must comply with any state or local ordinance regarding the burning of outdoor fires. If a burn ban is put in place by the POA or Penn Forest Township, current guests will be notified immediately and outdoor fires will NOT be permitted during their stay. Refunds will not be provided in this case as this is outside of our control. **A $750 fee will be charged to the primary renter if any guest burns an outdoor fire during a burn ban.**

ACTS OF NATURE: We do not provide refunds for temporary outages (less than 24 hours) due to weather or other uncontrollable events (e.g., snow, power outage, wind, rain, burn ban, internet disruption). Outages lasting more than 24 hours will be handled on a case by case basis. Refunds for travel delays or cancellations caused by such events are not provided.
