## Space

The house is organized on several half-levels served by different staircases (it is therefore not adapted for people with reduced mobility) and is arranged as follows:

The ground floor hall serves:
- A large open main room with
*A fully equipped kitchen (fridge, gas stove, dishwasher, coffee maker, kettle, toaster, oven, crockery and utensils)
*A dining area with a large solid wood table and 10 chairs
*A convivial lounge area with sofa, armchair, piano and fireplace. From here, you can already enjoy a nice little view of Lake Aiguebelette
- Independent toilets
- A bathroom with bathtub and sink
- A master bedroom with queen-size bed (160x190cm) and en-suite bathroom with shower cubicle, sink, toilet and washing machine

On a first intermediate level, you will find a large bedroom with a queen-size bed (160x190cm) and a view

On a second level, you will access
- a bedroom with double bed 140x190cm and private toilet.

- a dormitory room in a row with a first part furnished with 2 single beds and giving access to a balcony terrace offering a superb view of the lake of Aiguebelette. The second part of the dormitory is located in the "dovecote" accessible by a small staircase in which there is a 140x190cm mattress and 2 baby mattresses.

Outside:
The main terrace is below the living room and is equipped with a table and 10 chairs as well as a barbecue
Swings and table tennis

IMPORTANT NOTES:
- The house is equipped with WIFI, but no TV
- 6 adults maximum
- A small stream runs through the property
- The estate is large and sloping. It was only partially cleared
- sheets and towels can be provided ON ADVANCE REQUEST (15€ per person per stay)
- Check-in and check-out times can be flexible (on request) except in case of cross-arrival and departure.
- Two cars can be parked directly on the property. Free parking is 100m away if needed.

Before your arrival in the accommodation, you will receive a welcome booklet by email containing various practical and tourist information!


The house is located in the village of Aiguebelette-Le-Lac, so you will be close to:

-the magnificent Lake of Aiguebelette, a preserved natural lake with emerald green reflections, support for a wide variety of water activities (rowing, paddle, canoeing, pedal boats...) – Less than 3 minutes from the nearest beaches by car.

- the city of Chambéry, the historic capital of Savoy, rich in a ducal past and a wide architectural heritage – 15 minutes by car.

-the city of Aix les Bains, Riviera of the Alps and Lake Bourget, the largest natural lake in France – 25 minutes by car.

- the Chartreuse Massif Regional Nature Park where you can practice cycling, hiking, paragliding, tree climbing, canyoning, via ferrata, etc. From 5 minutes by car.

Aiguebelette-le-Lac is also located, by car:
- 40 minutes from Annecy
- 50 minutes from Lyon and 40 minutes from its airport
- 1 hour from Geneva
- 3 minutes from Aiguebelette-le-Lac station served by the TER and 20 minutes from Chambéry station where the TGV reaches Paris in 3 hours.

Internal regulations:
- If the accommodation is not returned in a normal state of cleanliness, requiring more than a normal cleaning for the Company, additional costs may be invoiced to the Tenant.
For example, cleaning the barbecue or dishes is not included in the cleaning fee. If the amount is covered by the deposit, the costs incurred by the tidying up will be deducted from it.
