Punta Negra was great
It was a great condo. Location and access to the city was easy. Condo was very nice and roomy and the views from balcony were fantastic. Staff in the building very helpful and friendly. Would definitely recommend and stay again. Pool was excellent and a great long beach to enjoy that was very quiet

Such an amazing property!
We had the best time at this Punta Negra Condo! I literally cannot stress just what a great place this is! It’s located directly on the beach. The ocean is literally 30 feet from the balcony. Amazing views of Los Arcos and the Bay of Banderas. When we arrived the security guard checked us in and we went to the condo where Adrian from the property management company was finishing up. He showed us around and told us how to work the remotes for the AC. He also brought us filtered water which was a fantastic surprise to find that it was provided. He also brought us a bag of ice. He was just all around super friendly and helpful. He gave us his number to call if we needed anything. The condo itself is just great! The pictures are accurate. It’s spacious with a nice kitchen and washer and dryer. The ACs work well. The beds were comfortable. The management company was very responsive when we contacted them about the kitchen sink food disposal not working. They came right out and worked to resolve the problem. We loved it and are already trying to schedule a time to return. For us it was the perfect location. It’s quiet, but it’s an easy 10 min Uber or taxi ride to town. There are taxis literally across the street from the condo and we had zero problems getting around. We felt very safe the entire time we were here. There’s a security guard, every door has a code for entry and honestly, the Mexican people were kind and friendly. I can’t wait to come back!

Nice comfy condo in beautiful location!
We love this area in the south zone. It's not as far south as Mismayola, but we did take the bus down there one day. It's much quieter than in the Romantic Zone or virtually anywhere in town, and of course right on the beach . .very uncrowded and peaceful. We could only hear the sound of ocean waves which kind of lull you to sleep! Beds were comfy and AC good. The pool is nice too. Very safe with codes to get into the front of condo, door to condo itself, and even the gate to the beach. WiFi is good. Nice cold refrigerator/freezer and purified water provided. Easy access to town or anywhere. Most mornings we took the bus at 10 pesos per person. Just go across the street where the taxis are, and flag down the bus as it's heading your way. Everyone gets off near Fredy's (a breakfast restaurant) and we walked to most places from there. We discovered the BEST place for breakfast which I would highly recommend...Casa Nicole Restaurante! Try the strawberry cream hotcakes or Chef's burrito to name just a couple! So good. When we wanted to go somewhere farther north, like Pepe's tacos, we used Uber. Typically cheaper than the taxis, and no bait and switch. Also recommend Tacon de Marlin... fantastic and different burritos. Because of the humidity, I'd recommend keeping snacks, even chips or cereal, in the fridge. Nice to have a washer and dryer there in the condo. Showers terrific. Lots of storage space to either hang up your clothes or put them in drawers.

Relaxing
This was a great place to stay. The pool was warm the Ocean and private Beach was right there. They Place was clean and comfy. Was close to town but not right in town, the views were so great you could see everything from the Patio. We will for sure be back again next year. The Guards we friendly and kind.

Paradise
Gorgeous beach front view - the balcony is very large, which is nice. The beds were comfy. The condo had everything we needed, and then some! Only glitch was checking in.... the office didn't show our reservation, but the clerk made a phone call and it was straightened out quickly. One elevator down while we were there but it wasn't a big inconvenience. Love this place.

Perfect location right on the beach
We have stayed at a number of locations over the years in Puerto Vallarta. This is by far the most perfect location. Right on one of the nicest south PV beaches. The bus into town stops right out front and you are a short 12 min bus ride to old town. The condo was clean and well equipped. The cleaning and management contacts were helpful. We did have one of the AC units leak water but we called and it was taken care of the next day. Overall we had a great stay and would definitely come back again.

Oceanfront paradise
We loved our stay at Casa Steffany. Being on the first floor meant we were literally feet away from the ocean. Watching and listening to the waves from our bed while sipping on freshly brewed coffee each morning was the perfect way to start each day. And watching the sunset from the balcony at the end of the day was equally amazing. The proximity to town was ideal for us. We had the peace and tranquility of being outside of town while also having the convenience of easy access to all Puerto Vallarta offers. While in PV, our dealings with the property manager Doris were great. Every time we contacted her for anything she responded promptly and addressed our concerns. Everyone we encountered in the condo were courteous and kind. Our dealings with Vrbo were also very positive. Questions and concerns addressed prior to arriving were all answered swiftly and efficiently by Rachel. I still can't get over just how close we were to the ocean. We loved it so much we have already began planning our next trip stay there.

Beautiful Beach!
Best beach in PV. Beautiful view from balcony! Blender was old and didn't really work, but we adapted. When we arrived the condo was very dusty and we paid for an additional cleaning of all the wood and floors. Dishwasher and garbage disposal were both not working.

great location, needs a little TLC
This building is located on a beautiful beach with great ocean swimming. The layout is a little odd in that the living room is much smaller than the kitchen "prep" areas. It was wonderful to go to sleep at night with the sound of the waves right outside your bedroom doors. The air conditioning stopped working in the front bedroom but the owner and property manager did their very best to actually install a new one in as timely a manner as possible. This is not a 3 bedroom condo tho.

Beautiful but not 3 bedrooms
We stayed here for 2 weeks. This is our 3rd time staying in these condos, 1st time at this particular one. Loved the kitchen and dining table on the balcony. This place is perfect for 4 adults. The 3rd bedroom has a futon as the bed and no door. The futon was not comfortable. It may be okay for a child? Our air conditioner didn't work properly in on of the bedrooms. It barely shot out air and would turn off every 2 hours. We did talk to the front desk 2 times and maintenance once about it. I had a handheld fan that helped. However, the air conditioning in the other bedroom and living room worked amazingly! Regardless, we loved the condo and if it had an actual bed instead of a futon, it would have been fine even if it wasn't an actual bedroom. Also, they have 2 larger beach chairs that were so comfortable and we loved taking them to the beach to relax and watch the ocean in the mornings! Punta Negra beach is one of the nicest beaches in PVR.

Very good in general, I have been Coming to this condos 13th years in a row and it is lovely, however the check in is always difficult this year the worst because there was no record of our arrival. Everything else is perfect.

Beautiful view but it definitely needs remodeling
A beautiful view, but in the unit the furniture it’s really old and hard functioning. We got bitten by the bed bugs all over our legs and we had to sanitize all our clothes when we got home. It is relatively far from any good restaurants and shops. If you rent your own car it’s not such a big problem, we did rent a car.

Great location
The view cannot be beat! We wanted a place to relax and watch the sea and it was all that and more. Condo was fully equipped. It’s an older place that could use a little TLC. Hint: instructions for the ac could be helpful for someone who have never seen that kind of system. It’s a little out of town we never really saw the bus but plenty of taxis across the street. Ask the cost before heading into PV they would fluctuate between cabs! All in all great place for 2-3 people or couple with one other. The “3rd” bedroom is an alcove with no ac and pull out couch.

The condo was right on the beach as advertised with a balcony view. The main problem was the way the condo was set up. There were three large counters for cooking that occupied the main space giving you little chance to utilize this room

Upon arrival, we could not check-in. Owner was occupying condo while under construction!
Tried to contact VRBO, that was like trying to find a needle in a hay stack! VRBO has no understanding what customer service is. As a result, we had to find alternative accommodations. Owner had no idea that her unit had been rated out for the period of our stay. She was very much apologizing for the inconvenience and assured us that there would be a full refund. This was a first and last experience with VRBO.

Stunning Location for a poorly maintained condo
We stayed here during the last week of December 2018 with our 2 teenagers. About 25-30 minutes from downtown Puerta Vallarta along a winding coastal road heading south. Lots of beautiful houses and resorts along the beach and on the cliffside too. The condo itself is right on the beach with clear 180 degree views. Nothing beats the location for this building, it is also pretty secluded so you are not bombarded with lots of people etc. Parking straight off the road in front of the condo, lots of parking spots are available and these are free. You go through a secure gate and there is an attendant on duty at all times. 2 elevators are available in the building along with wide stairwells. The pool is decent sized and well maintained and overlooks the ocean. Lots of lounge chairs, tables and umbrellas are available for guest use. There are public washrooms on this level. The access to the beach is also secured with a coded keypad. The building attendants speak English and are super helpful and friendly. Since the jungle ends at the ocean, most of the buildings you drive into start on the 5th floor and then you go up or down the building. This unit was on the 1st floor and above the pool deck with clear views of the ocean and the bay. The unit is well laid out and the views are visible from all the rooms except the 2nd bedroom. The balcony is very large and is another great place to relax and enjoy the views. The unit is well furnished. However, the owner had just painted the courtyard and the smell from the paint was too strong to use the 2nd bedroom and I ended up with a splitting headache the first night. After that we used the beach loungers in the living room for the rest of the stay. The unit definitely needs personal attention which I believe is lacking, the 2nd bathroom was dirty, all the sheets/towels had stains (looked like rust stains to me). The leather couch, cushions on the chairs were all very stained. Not what we expected and all the clean sheets located in the closets had a musty smell. The owner Steffany did not connect with us during the stay even after I called and left her a message and texted her about our situation, however the local caretaker Doris (who happened to be ill with pneumonia during our visit) was super helpful and tried her best to find us alternate solutions but without the owner's authorisation we had no choice to adjust with what we had. Great unit but poorly maintained. Owner apathy it seems!

Beautiful area
The location was perfect for a quiet getaway. The condominium was well appointed and right on the beach. My problem was with communication. After making the original reservation- I never heard from anyone again until my second day at the property. The week prior to my arrival, I sent emails, texts and left phone messages asking for check in procedures and any instructions but never heard anything. Thank heavens there was someone working at a desk when we arrived and had a key for us - but still no instructions. The next day I asked the very nice woman at the desk if she could get ahold of the owner and at least get me the Wi-Fi code. The second night there I finally received a message telling me a property manager would get in touch with me soon. This was very disconcerting as we just had to fend for ourselves. Having said that - the condo itself and the property was beautiful and very comfortable.

Wonderful quiet location.
Casa Steffany is well equipped and was clean upon arrival. Doris, the manager, was available for any questions and was exceptional in her communication. The staff at the condo building is gracious and helpful. The location of the condo is excellent if you want a quiet beach and relaxing vacation. The patio faces the ocean and is large for both lounging and dining. We rode the bus into town each night for excellent dinners.

amazing place
This was our first time in Puerto Vallarta, and we loved it. The condo is bigger then expected and the location is perfect. Beatiful views from the terrace, very friendly employees in the residence, great comfartable beds, loved to have a washer and dryer, kitchen well equipted. Everything was clean, I just mentioned to the cleaning lady to take better attention cleaning the fridge. The guest bedroom smelled a little moist when we arrived because the airco did not work, the next day they already send someone to fix and clean the airco! Nothing to complaine, we had a wonderfull time in this place. Thank you Steffany for letting us stay at your beautiful condo.

Very disappointed with the cleanliness of the apartment and lack of contact from the owner
My husband and I, with our 2 year old daughter stayed here for a family wedding at the Garza Blanca. HomeAway don’t provide the address until after you book so I estimated it was a 5mins walk from GB. When the address was revealed our car company couldn’t locate it. When I pressed Steffany for some help, I was finally given the condo block name. I also asked her to clarify how far it was to the Garza and she said 15mins by foot. She didn’t tell me that the walk was along a really busy highway, so was actually too unsafe to walk it. The access instructions never came. I didn’t know if Steffany was going to meet us, if there was a key safe, or front desk. I messaged her on the day we were due to check in, but got no response. Luckily there is a front desk. We were excited when we arrived – the apartment is huge and the view is beautiful. The excitement subsided when we realised how dirty, dusty and grimy it was, with dead flies everywhere. The whole place stank – it was a musty, damp smell. We decided the dark back bedroom would be good for our daughter, but we had to abandon anyone sleeping there. The headboard and bedside tables were covered in a white mould. At first I thought they were painted white, it was that bad. The room and bedding smelt really musty. The air con unit wasn’t very strong so it felt sweaty and hot. The room was uninhabitable, so three of us had sleep in one bed. The next day we moved the mouldy furniture and washed the sheets. I repeatedly tried to call Steffany in the morning but the calls didn’t connect. I emailed and messaged her but 3 weeks on I still haven’t heard anything back. We tried to organise a maid but she had to cancel and due to the public holiday we couldn’t get another. Our feet were constantly filthy, we couldn’t use anything in the kitchen without washing it first, and a thick layer of dust was everywhere. I’m not overly dramatic, but I was so upset that I cried. On our third day we finally organised a maid through the front desk. The photos don’t show it, but the air con units are on the balcony, pushing out heat. It was dirty, hot, and so riddled with ants we couldn’t let our daughter use it. I’m not sure what happened. Maybe no one had stayed there for a while, Steffany forgot to get it cleaned, and something else occupied her so she couldn’t be contacted. I hope when she reads my messages she will refund us for the spaces we couldn’t use, for the hassle, the upset, & cost of the maid.

Beach-lovers paradise!
We booked Steffany's condo because it looked like it was the closest to a sandy beach at a very reasonable price. Boy, did this place deliver! When the sun shines directly on the waves, you can see straight to the sandy bottom. The see-through emerald waves brought tears to my eyes, it was that beautiful! There is a rocky outcrop by the beach that's a haven for tropical fish. We spent hours snorkeling and filming the fish that kept on about their business as if we weren't there. The rest of the beach is sandy, with a slight drop off that causes the waves to break close to shore only, so we could float and bob to our hearts content! This beach is semi-private, due to the distance from town and because the public entrances are a little far off. As for the condo itself, it's true to the photos, with beautiful natural stone tiling throughout. The water pressure was awesome, with never ending hot water, very important to wash off the salt and sand of a typical beach outing. We enjoyed the huge patio, drinking coffee there in the morning, or wine in the evening. It met all our needs and then some. Be warned, you should plan a thorough grocery shopping outing by taxi (about 200 pesos each way) as there are no stores within walking distance. You can take the bus for 8 pesos to the nearest Oxxo convenience store at Conchas Chinas for basic stuff, the orange and white bus line is the only one you need, and the stop is right in front of the condos. The building staff are very helpful and polite, quick to provide help with their cart to unload groceries and deliver to your door. They also keep the building safe, keeping gates locked, areas constantly monitored, with nothing that would disturb any of the guests. Doris was our first contact, and she was helpful, kind, polite and overall wonderful! No doubt, this has been our favorite vacation stay, and that has been mostly due to this rental. Thank you, Steffany, for this opportunity to have truly lived the Puerto Vallarta experience in comfort, beauty and style!
