Nice house:
The house was very well furnished, with nice furniture, a very nice view of the mountains from the front deck, nicely-appointed kitchen, very nice washer and dryer set, and overall very comfortable and clean. The front deck had an incredible view of the mountains, only partially obstructed by power lines across the street, and the deck had a lot of loose screws and popped up boards, and needed some basic TLC. There was a single central AC/heat system in the house which worked fine at night and on cooler days, but on hot sunny days it became quite hot upstairs due to radiant heating from the roof--we chose to open the upstairs windows and door and blow cooler air into the house using a fan vs. running the window-banger AC. An attic fan to pull cooler air up from downstairs might make more sense.
Good location: The property was convenient to grocery, pool, and lake, and about 1.25hrs drive from Yosemite valley.
Nice neighborhood: The neighborhood pool and lakefront were very festive on hot afternoons, and the neighbors that we talked to at the pool and lakefront were nice.
Unpublished neighborhood rules: We booked this property roughly 9 months prior to travel, and were told 1 week before that it is in a gated community with a $31 weekly guest fee, entrance through only the main gate, and preference for neighborhood amenities (pool and lakefront) given to residents. Unfortunately we were told upon entry that (1) we would be asked to leave the pool in lieu of owners if the pool reached capacity and (2) that we had to park on the street at the lakefront because the parking lot was reserved for owners. They still liked our money at the lakefront concession. Overall it wasn't a big deal, but would have been nice to know these "rules" at time of booking.
Limited wifi: We were also told a week before arrival that the wi-fi is not unlimited and that we would be charged $10/GB for every day which we use more than 4GB. Telling our teen and tween that they couldn't stream any shows or movies for a full week was painful. The selection of DVDs was extensive but targeted to younger children.
Four mod's would make this perfect IMHO (1) disclosing the neighborhood issues up front, (2) some TLC on the front deck (3) a better wifi data policy or service and (4) a better solution for the temp difference between up and downstairs.
Not to dwell on the negative, we did really enjoy our time at this house, and would definitely come back!
