We're sorry to hear that this group ultimately found that the layout of the property did not suit the needs of a larger group. We did do our best when furnishing the unit with the large dining table, dishware, cutlery, seating space, etc. to comfortably accommodate larger parties. We do have a history of large groups staying at this unit and this is our first time receiving feedback that the accommodations are subpar, but do underestand that the landscape and expecatatios of the short-term retnal industry are always evolving. This feedback has been forwarded to the owner accordingly for consideration.

We're terribly sorry to learn that some of the conditions of our property at the time of this group's stay were so subpar, but are happy to report that a majority of the issues mentioned have since been resolved. The carpet that had the exposed tacks has been completely removed and professionally replaced with brand new faux wood vinyl flooring. We've also totally replaced the baseboard heater in the basement with a brand new unit that operates far superior to the prior unit. The gate code to enter the community is a bit lengthy (it was assigned to us by the HOA), but it does work consistently when entered properly. In addition to what was mentioned, we've also since replaced the grill on the main level deck, had both outdoor decks totally refinished and re-painted. We can admit that this unit had been due for some upgrades at the time of this group's stay. While we do regret that our busy ski season reservation schedule did lead to delays in facilitating the necessary work, we have made great strides to improve this unit for future guests.

We're sorry to learn that this group was disappointed in the type/location of the unit, as we do our best to disclose those details in the listing. Our housekeeping fee has risen due to the additional steps taken between each group of guests by our cleaning crew to ensure that the space is thoroughly disinfected per the nature of the pandemic, to ensure that our team is compensated fairly for the work that they do. We do have check-out instructions/guidelines that do include simple tasks like running the dishwasher post-stay, and stripping beds so that housekeeping will know which beds were being used by each group of guests. That being said, these are ultimately suggestions for each group of guests and it is our understanding that this is the industry standard. Lastly, to address the higher rates for this property, this is a unit situated within an elite community in the 7 Springs Resort, which is reflected in the pricing. Ultimately, we're disappointed that our guests were less than satisfied, but hope that we were able to clarify some of why/how we do the things we do to operate this property.

We're disappointed to learn that there may have been some oversights by our housekeeping team, particularly in regards to napkins and cracked glassware, as those are things we do expect our cleaning crew to report to management immediately upon discovery. That being said, we do have confidence in our housekeeping crew, and would not agree that any of these discrepancies would have been neglected intentionally. We were aware that the oven was in need of more comprehensive cleaning due to some spillage of food from prior guests, that required more time than our team had prior to the arrival of these guests. That being said, managment has recieved photos of a sparkling clean oven once the necessary timr for thorough cleaning was avaiable to housekeeping. We also know that the paint on the deck does need to be refinished. Despite our best attempts to have it professionally re-done, vendors have been difficult to secure, as the summer months post-pandemic have been very demanding of maintenance teams and contractors. That is on our list of things to tend to as soon as we are able. Lastly, we can say that we've had several groups of the maximum of 27 guests stay with us since the departure of this group with no complaints. Ultimately, we feel confident that the unit does live up to the listing details.
