    The Space:
    Picture this: you’ve spent the day swimming, strolling the headland, or grazing your way through the local cafés… and now you’re back home with a cool drink in hand, stretched out on the large private balcony as the sea breeze rolls in. This apartment delivers that easy Sunshine Coast rhythm—fresh, light, and styled with a relaxed Hamptons vibe that instantly feels like a holiday.

    * Split system AC throughout the unit plus ceiling fans for your personal comfort

    * Smart TV and board games for easy entertainment after a day at the beach.

    * Fast Wifi

    Evenings are made for slow, simple meals—toss a salad together, pop something in the oven, then take it outside to the balcony. Fire up the Weber BBQ for easy alfresco dinners, or wander a few hundred metres for a night out at the surf club or your pick of local restaurants.

    * Fully equipped kitchen with dishwasher + full-size fridge/freezer + coffee pod machine

    * Electric Weber BBQ and out door dining table.

    * Complimentary starter supplies (tea, coffee, milk, olive oil, salt and pepper)


    Simply come and go from the apartment via the lift. Put the kids straight into the shower near the front door to wash off the then throw the wet sandy towels in the washing machine and hang out to dry on the clothes line.

    * Allocated secure park for 1 car plus visitor parking for additional cars.

    * In-apartment laundry: washer + dryer

    * Iron and ironing board incase you need to frock up for a special occasion.

    Get a great nights sleep and feel refreshed and relaxed. Soak in the bath tub with a wine after the kids have gone to bed before watching a movie on your favourite streaming service.

    Getting there and transport:
    Public Transport: Bus stops are conveniently located, with services connecting to surrounding areas including Mooloolaba, Maroochydore, and beyond.


    Getting There: The property is approximately 30 minutes from Sunshine Coast Airport by car, and a 1.5-hour drive from Brisbane’s CBD.

    PARKING: There is parking available for one car at the property in the garage. There is also free street parking available.

    The neighbourhood:
    Kings Beach is one of the Sunshine Coast’s most loved seaside pockets—bright, walkable and wonderfully family-friendly. Within minutes you can be on the patrolled beach, dipping into the oceanfront saltwater pool, or wandering the lively foreshore lined with cafés, restaurants and that easy holiday buzz.

    The waterfront strip is built for slow mornings and sunset strolls, with shaded picnic spots, playgrounds, a splash park and outdoor exercise areas nearby. It’s the kind of place where you can grab a coffee, let the kids burn off energy, then roll straight into a beach swim without ever needing the car.

    If you feel like exploring further, the coastal boardwalk links Kings Beach with Happy Valley and Bulcock Beach—ideal for calmer swims and easy paddling—while heading north takes you around the headland toward Shelly Beach and Moffat Beach, both local favourites for their relaxed vibe and scenic coastline.

    On weekends, keep an eye out for markets, live music and community events that often pop up around the area—adding a little extra Sunshine Coast sparkle to your stay.

    EARLY CHECK-IN REQUESTS:
    May be possible subject to availability. Fees may apply.
    If you require earlier access, consider booking the night before, if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.

    LATE CHECK-OUT REQUESTS:
    May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible. Fees may apply.

    STARTER SUPPLIES:
    We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival.

    LINEN: We supply hotel quality linen and bath towels for your stay.

    LONG STAYS:
    All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.

    CHECK OUT
    We don`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if somethings been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest.

    AGE REQUIREMENT:
    We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.

    MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don`t have to worry - see house rules for the details.

    PETS: No pets allowed at the property.
    NO NOISE AFTER - 9pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities.


    NO PARTIES - Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.


    PHOTO ID - We will ask for photo ID and a selfie of the person making the booking. For 3rd party bookings we will need the photo ID of the primary guest staying at the property.

    DAMAGE WAIVER - (management fee). As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $500. Please note, this waiver does not cover intentional damage, negligence, pet damage, or loss of personal items.
    If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy - reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage.
    By booking with us, you agree to the terms of this damage waiver.


    EMERGENCY CALL OUT COSTS - If the Fire and/or Emergency Services are called out due to a guest fault (including for false fire alarm call outs) the fee will be passed on to the guest to pay.


    NO PETS - No pets allowed on the property. Additional charges may apply to those who ignore this rule.


    LOST KEYS OR LOCKED OUT - In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account.


    CHECK OUT TIME IS 10am unless otherwise agreed. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request.


    LEFT BEHIND ITEMS - If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time.


    TOILETRIES - We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself.


    NO SMOKING - This is strictly a non-smoking building, smoking & vaping are not permitted anywhere on the property. Charges may apply for additional cleaning and deodorisation of the property.


    EXCESSIVE USE - Excessive use of utilities such as water e,g leaving the water running all day, electricity, and WIFI may result in additional charges.


    INTERNET - Please don’t disconnect the internet.



    ONLY GUESTS ON ORIGINAL BOOKING may stay overnight.


    NO ILLEGAL ACTIVITY or running a business from the premises.


    BBQ’s - Please leave it clean. If our cleaners need to clean the BBQ following guest stay then an additional $50 cleaning fee will be charged.
