The Space:
The Colonial exterior of the Countryside Townhome provides a hint of the classic, warm interior awaiting you.

A perfectly coordinated living room greets you as you enter through the front door. The clean lines of the mid-century modern furnishings are an aesthetic delight. A large area rug adds warmth to the space and the large flat-screen TV promises hours of entertainment.

A dramatic black, white and stainless steel kitchen is ready for your culinary efforts. With cabinets galore, abundant counter space and a couple of fun pops of color, you'll look forward to preparing your favorite meals in this completely modern and spectacular space.

Enjoy your masterpieces in the formal dining room complete with a wood table and padded seating for 4. A buffet cabinet sits behind you and lovely complementary decor adorns the walls.

A convenient half-bath with a washer/dryer completes this level.

Upstairs, you will find 3 bedrooms, each with its own signature flair.

The Master bedroom is very roomy with a King size bed and a chaise lounger. That's the perfect spot for reading a few pages of your book, catching up on social media or just enjoying a few moments of peace and solitude. This room also features a wall-mounted flat screen TV and double closets.

The second bedroom features a Queen bed with soothing matched decor in shades of gold and burgundy. This room also has a wall-mounted flat screen TV. You are certain to have a restful night's sleep here after taking in your favorite TV show!

The third bedroom is perfect for the kids, with a twin bed and a built-in desk, with splashes of bright and cheerful color. The shared bathroom features a large stall shower with travertine walls and a convenient built-in seat.

One of the most lovely and unique features of the CountrySide Townhome is its fully privacy-fenced backyard. In addition to the lovely brick patio, there is also a grassy area, perfect for the family pet, who is welcome to accompany you here.

The neighborhood:
The CountrySide Townhome, while close to nature with many walking trails and outdoor activities, is also convenient to several shopping centers, grocery stores and movie theaters. You will enjoy the best of all worlds during your stay at CountrySide Townhome. Welcome home.

Important Things to Note:

This property is dog-friendly with an additional fee of $250, per pet, for stays less than 30 days. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).

Mail Policy for Stays Over 30 Days:
Guests staying over 30 days will be granted access to the mailbox. A $150 fine will apply if the mailbox key is lost.

For Stays Under 30 Days:
Guests may not receive mail at this location or our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for recovering lost mail or packages.

House Rules:

Check-in time: 4:00 PM
Check-out time: 10:00 AM

All guests must sign our rental agreement as mandated by Virginia Law.

🔹The minimum rental age is 25. A picture ID must be provided to the company no less than 72 hours before arrival.
🔹An accurate guest count must be provided
🔹No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹Quiet time is from 10pm - 8am
🔹No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.
🔹Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹The property must be locked and secured when guests are not in it.

Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from the company. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

The company is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Pool:
If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean.
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.

If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.

If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.

Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Starter Supplies:
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

IMPORTANT NOTE: CountrySide is a family-oriented community that prizes courtesy and quiet. For this reason, we can only invite family groups to any of our CountrySide properties. Additionally, because of past conflicts, we have had to enact a ZERO TOLERANCE policy for any violation of the either our noise or quiet hours (10pm - 8am) policies. In order to be fair and impartial with this noise policy, we have installed NoiseAware in all of our CountrySide properties. This technology is similar to a smoke alarm, but instead detects noise over a pre-set decibel.

This townhouse was great for what we needed for a week's stay with two adults and two children. The main bedroom was spacious and the smaller bedrooms were perfect for our children. The location was amazing - it was convenient for access to all major roads in the area, lots of dining and groceries, and we loved the quiet neighborhood. Two parking spaces out front were great. We had one minor issue during our stay, but communication with the host was quick and easy. The main con for us was the cleanliness - and we do not consider ourselves to have super high expectations in this category, I would imagine guests that are sticklers for cleanliness would have a difficult time. There was a pretty big stain in the shower (we just avoided stepping there) and the master bedroom ceiling fan was so dusty it looked fuzzy (we didn't use the fan). The living room couch also felt dirty and made our daughter's skin itchy, so we draped a sheet over it during our stay. For us, these were minor inconveniences and were relatively easy to resolve.

Nice place with a lived in feel. Some minor upkeep needed and evidence of diy. Patio/Backyard was neglected and needing a mow, But overall nice place.

Kitchen was very well outfitted (which I find unusual at most properties). Owners were very responsive. Easy to get to from main road.

The property is lovely but we found new hardwood floors not carpeting as shown in photos. We were nervous that our dogs would damage these so this made arrival stressful. Property mgmt was great and even delivered doggie mitts.
