These two independent rooms can be used as a spacious family/group suite that features two interconnecting bedrooms, perfect for families. Enjoy the convenience of a shared Jack & Jill bathroom and a cosy living area in the Reed View bedroom.

● Guests will have exclusive use of the entire top 2 floors of the house
● The lower garden level of the house is occupied by Fiona the owner of the house. This is separate from your own exclusive space that you'll stay in at Seasyde House.
● A small section of the garden to the right of the house is not accessible to guests, and this area is clearly indicated with signage.
● All private areas of the house are clearly marked with signage
● Guests will have access to free parking in front of the house
● Seasyde House is spread over two levels.
There is one staircase with 23 steps

Check-in Information:
Meet and Greet between 3 pm and 6 pm. If you are arriving out-with these times, alternative arrangements can be discussed. You will be sent check-in information three days prior to arrival.

The owner is pleased to offer hotel-standard hospitality services and provide high-quality linens, towels, bathroom essentials, and professional cleaning services.

The property owner Fiona will be available to help guests with any queries they have during their stay.

Fiona lives in a separate section in the lower level of Seasyde house. This area is separate to the exclusive use of the house that you will enjoy. There will be no impact to your privacy during your stay.

Seasyde House, a captivating Georgian estate originally built in the 17th century, is gracefully situated on a 150-acre expanse overlooking the picturesque River Tay Estuary and its enchanting mudflats. The property’s serene environment and sophisticated accommodations, which include five refined bedrooms and four bathrooms, making Seasyde House an ideal haven for a peaceful retreat. Carefully reimagined by Robert Hunter in 1780, a collaborator of the renowned architect Robert Adam, the estate boasts magnificent gardens adorned with unique castellated hedges that attract an array of wildlife, including red squirrels and rare bird species.

Visitors can enjoy a variety of leisurely pursuits such as boules, croquet & tennis. Steeped in history, the house features portraits of Fiona’s ancestors in the drawing room, prominently showcasing John, Duke of Rothes, who was named Lord High Chancellor of Scotland by Charles II. Culinary experiences are elevated in the house's dining area, which comfortably seats 12, and includes a private, fully-equipped kitchen with luxuries such as an espresso machine, Spode teacups, and a Belling plate warmer, ensuring a memorable dining experience.

At Seasyde House we offer a truly unique experience with wellness treatments in our authentic Mongolian Yurt which require to be booked in advance of your stay to ensure availability. Your host Fiona offers an effective combination of holistic therapies and massage to treat all ages. Each treatment is tailored to your own needs ensuring you leave feeling relaxed, replenished and revitalised.
Fiona is qualified in Holistic Massage, Hot Shell Massage, Indian Head Massage, EFT, Holistic Facials, Reflexology and Reiki.

The area surrounding Seasyde House offers an array of delightful destinations, each with its own unique charm and attractions, perfect for day trips or leisurely exploration. Just a short drive away, Perth presents a vibrant blend of cultural experiences, historical sites, and scenic parks. Visitors can explore the Perth Museum and Art Gallery, stroll through the beautiful Branklyn Garden, or enjoy the city's bustling shopping and dining scene.

To the east, Dundee, a dynamic city known for its innovation and cultural flair, offers attractions such as the striking V&A Dundee design museum, the historic RRS Discovery ship, and a revitalized waterfront area perfect for walks and dining.
