The layout
The flat is arranged over a single level and offers a well-considered layout for groups of up to five guests.
Living area: The open-plan lounge and dining space flows naturally from the kitchen through to a comfortable sofa and flat-screen smart TV. The sofa converts to a double sofa bed for a fourth or fifth guest and will be made up ahead of arrival when requested at the time of booking. The dining table comfortably seats the full group for meals together.
Kitchen: Fully equipped for everyday cooking and extended stays, the kitchen includes a fridge-freezer, fan oven, microwave, toaster, hot water kettle, cooking basics, cutlery, crockery, a baking sheet, and wine glasses. A washing machine, iron, ironing board, and drying rack are also provided within the flat, making this an excellent choice for stays of several nights or more.
Bedroom 1: A generous king-size bedroom dressed in crisp Egyptian cotton sheets, with bedside lamps, room-darkening blinds, an open wardrobe, a chest of drawers, and a full-length mirror.
Bedroom 2: A single bedroom with a firm mattress, Egyptian cotton sheets, and blackout blinds, ideally suited to a solo traveller or child as part of a family group.
Bathroom: Modern and tiled throughout, with a powerful walk-in shower, fresh towels, and a full set of toiletries provided including shampoo, conditioner, body soap, and shower gel.

The flat sits in Clarendon Park, one of Leicester`s most well-regarded residential neighbourhoods, known for its independent character, tree-lined streets, and excellent local amenities. Queens Road - a lively stretch of independent cafes, restaurants, and everyday shops - is around five minutes on foot, and the immediate surroundings offer a strong selection of food and convenience options without needing to travel far. A Chinese takeaway is barely a minute away, an Indian restaurant two minutes, and both Grimsby Fisheries and Anna Supermarket, which stays open until late, are within four minutes on foot.

Booking policy
Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
Guests are required to pay a security deposit of £250. This is completely refundable pending no damage or excess cleaning required. Upsells such as early check‑in, late check‑out, and add‑on packages are available to enhance your stay. Please note that all upsells are non‑refundable once booked.
Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
