A Home to Relax and Unwind
The flat is finished in calm neutrals with a deep navy feature wall in the main bedroom and a soft sage green wall in the twin room under the eaves. Hotel-quality white linens, soft bedside lamps and framed prints run throughout, while the lounge centres on a deep charcoal sofa facing a wall-mounted Smart TV with Netflix. Room-darkening blinds, central heating radiators in every room, herringbone-effect bathroom flooring and a stocked tea and coffee shelf round out the comforts.
The Layout
• Living and dining area: open-plan space with a charcoal sofa, footstool, wall-mounted Smart TV with Netflix, small white dining table with 4 clear ghost chairs, framed prints and a timber-slatted feature wall.

You are on Dudley Road in Winson Green, a well-connected residential pocket on the western edge of Birmingham with frequent buses into the city centre and easy links to the A38 and M6. Summerfield Park is a four-minute walk away for green space, play areas and sports pitches, while the Jewellery Quarter and city centre are a short bus ride for shopping, galleries and restaurants.

Good to Know Before You Book
The flat sits on the upper floors of the building and is accessed via a staircase from street level, with a further carpeted staircase up to the second bedroom, bathroom and dressing area. There is no lift, so the property is not suitable for guests with mobility difficulties or very heavy luggage. Dudley Road is a busy main road, so some daytime traffic noise can be heard from the front-facing rooms. Free on-street parking is available close by, but local time restrictions apply on certain days, so please check signage before leaving your car. Self check-in is by lockbox at the property, with full arrival instructions sent on the day of arrival.

• Check-in from 1:00 PM, check-out by 11:00 AM • Maximum 4 guests, including any visitors • No parties or events • No smoking anywhere on the property • No pets • Quiet hours between 10:00 PM and 7:00 AM • Please treat the space with care and respect the neighbours
Booking policy
Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.
Guests are not required to pay a security deposit prior to their stay at Dudley Flat, however, we reserve the right to charge up to £200 to the card on file in the event of any damage or excess cleaning required. In the event of this happening, any additional charges will be communicated to the lead guest within 3 days after check-out.
Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
